Im looking to build a 30x40 with 10ft ceilings. Im trying to figure in pricing but need some help and ideas on building. It will be built with no permits and not on county code but will be built right. Looking at wood trusses and 2x4 walls no insulation metal roof and metal tin outside walls nothing real fancy one 36" door and a roll up 10ft door and maybe 4 windows electric will be a 100 amp panel with some outlets and lights.

Has anyone built a 30x40x10 or close to that? How much was your total price? Can you list details on the building?

30x30x11 here, 2x6 insulated walls, Vinyl siding, drywall interior. Truss roof, 2 man doors, 2 windows, 2 garage doors, 5" WWF slab, no heat. 60A panel. Current receipts to $32,000 with every bit of work done myself except for the garage doors. That's $36/s.f.

Do you have a menards nearby ? They have some really slick kiosks where you can design garages and get instant qoutes. You choose the roof pitch, overhangs, doors, windows, siding, truss styles, and can get a price and parts list. All you need to add is the foundation, electric, plumbing..

For a simple building like that most decent lumber yards will also be able to do the same thing.

Then you will get an accurate cost for just what you want.

25 x40 x 10' here with a 100sf connector to an existing building.

I'm around $40k, 2 fiberglass man doors, 2" thick garage door 9 x 8, 9pc 4' x 5' windows, vinyl siding, architechtural shingle roof 6:12 pitch with 12' wide attic space, 5" gutters, 8" thick concrete stem walls buried down 42" below grade + pad-footing. 6" concrete slab reinforced with #4 rebar @ 16" OC. All work done by myself & my Dad save for placing and finishing the concrete floor. Heat & electrical come from the shop I adjoined it to.

My shop is 30x40x12, 4" concrete pad, three 10' ft doors, w/ a 12x40 lean to on the side. I'm in there about 40K...I'm about to add an additional 10' bay so it will be 30x50 and an additional 14x40 on the lean to so it will be 26x40. The additions will be about 15K.

Hi and congrats on taking the plunge!
First - where are you located? That will have a large impact on what you can expect!
And, as you read these responses, keep those figures in mind relative to the location.
30 x 40 x 12 here.
4" thick slab with stem wall on one side and (2) 3' x 3' x 8" thick areas where future lift would go.
Combination scissor truss and attic truss which provides a "bay" area for a lift and a "shop" area with 10ft walls and attic space above. 1 -9 ft x 10 ft high door on angle rails (to follow vaulted ceiling). No windows, one walk in door. Vinyl siding, 30 year singles.
Contractor construction of all above $24 per square foot.
finished interior with some paid help and some by myself.
Insulated walls and ceiling, osb on walls, drywall on ceilings, 3/4 t&g on attic floor through out.
Paint, Kiltz primer, Sherwin Williams top coat. 90amp Electrical from house panel to shop with load center, lights and outlet.
add approx $7 per square foot.

Thanks for the responses

Located in central florida. On 47 acres all zoned ag and permits are not required except for electric but they wont know about that. I looked at pole barns but most are metal trusses and i might drywall it in later so itll be hard to work with that unless i can find a pole barn with 2 ft on center wood trusses.

If you want to drywall a 8' oc metal truss building you simply attach wood slats at 2'oc going cross ways

I built a 30 x 40 x 10' sidewall with enclosed 10 x 40 lean. Cedar siding, 35 year shingles, 2 windows, walk door, 3 - 9 x 8 insulated garage doors.

2x6 walls

Split the 30 x 40 into a 24 x 30 unheated garage and a 16 x 30 insulated and heated shop.

Shop area has loft storage above it. Floor heat with electric boiler on off-peak electric.

I did everything myself with the exception of the concrete and have about 45k into it.

I kinda thought that an Un-electrified AG building might not need a per,it, but once you add electric it isn't JUST that you need the electric permitted, the rest of the structure is no longer an AG use...and becomes subject to the code.

Hey, whatever..I won't tell. It's just that when my heirs go to sell this place, I don't want anyone needing to say 'yeah, the shop has no permits' and $40k in value is gone. All for $1000 in permit fees and dicking with an inspector a few days. Since I 'do things right', it's is usually not an issue.

ard has a point. I have family in the mortgage business and I hear interesting stuff. One of the more common issues that pops up when 'joe' applies for a loan is that an appraiser flags part of the subject property as having been built w/o a permit.
On a farm, with a farm loan, I'd expect no issues. On anything labeled residential it can be a huge issue and the reason for 'joe' to not get a loan w/o jumping through plenty of hoops.....'joe' often walks away and the seller gets to deal with the local jurisdiction if he ever wants to sell.
Remember folks, we really don't own any of the **** we claim as ours....we are simply the current caretaker....

I had a 30x32 built. It is 2x4 framed walls trusses set on 2 feet. The roof pitch is 10/12 and it is shingled. The front is brick and the 3 sides are vinyl. I have 2 10 feet wide garage doors and 1 man door. I poured a 8 feet apron outside of the garage doors. This was built for 34000.
