My Project is finally kicking off the ground.


1st up was getting a survey, and finding out that the neighbor had located her 4' chain link fence 4 feet onto my property. When we decided to put up a privacy fence, to wrangle the dogs, I approached her about the fence (survey in hand) she told me she was going to get a 2nd opinion on the survey. No problem.

Yard Prior to Fence (you can see outline of where Garage is proposed.

Fast forward to December 2016, When I Finally lined up the fence guy and got that ball rolling, I knocked on her door. She told me I could go ahead and move her fence.

Instead of moving her fence, I told her I would take her fence down (where needed, and **** mine up to hers, so neither of our dogs could escape.... Problem solved (With That neighbor, more on that later.)

This corner of the fence starts at 4 feet on my property, and at the far end is correctly on the property line. For some reason the builder that built her house... put it just beyond the "setback" at 9ft off property line.... she had plenty of room on other side of her property. + My nosey helper

So, prior to fence company showing up, I started removing most of the poles, but keeping the fence up and her dogs in check

Fencing guys show up. and gets to work in a hurry....

Then My fence Guy tells me that a different neighbor comes over and tells him he cant install my fence so it touches his..... dark fence is his..... so I go talk to him and get no where.... Now I get to install additional 30' of fence with basically 6 inches in between... so my dogs can't escape... moving on..

I am currently waiting on Board of health to send me my "approval". They had my whole back yard as a repair area.... They are adjusting that....

Here's What it was before.... Blue is proposed garage... not to scale...

Friday, I got approval from Board of health.... they moved and significantly shrunk my repair area.... This was great news!

No I'm waiting on my Stamped plans so I can go to the Building department and submit everything so they can approve my building permit.

Got my Stamped building Drawings from the Installer....

Sent in all my documentation for my permit.

Got a call from Building department yesterday, I need a "clear to build" from Board of Health. I thought that's what they just sent me.... but Alas... :headscrat

Gotta call them this AM and See about getting that.

Yesterday, Building Dept and Health Dept Talked and I'm all clear on that front..... Now just waiting on Building Dept to finish their evaluation of my plans, and provide building permit (after I pay for the permits of course):rocker:

What is a repair area? Looks like a project I want to follow.

Until I moved to NC I Never heard of one.... and I've always had a septic in NY where I lived.

Repair area is a portion of your land, that the board of health holds hostage in case your original septic fails.

You can't build on that area Mine originally was basically the rest of my back yard.

I haven't posted up the start of my build yet, but I had the same deal with my Health Dept. They rejected my application because my plans had it too close to my backup septic area - not on top, just "too close". Moved it a few feet and they were happy. I have my building permit now, just waiting on warmer weather to start.

How big is your yard? 1 acre or so? looks perfect, wish i had that much space!

My survey says .57 acres....

Garage will mostly be for woodworking, very light mechanical, and a "play" area. I might put an interior room for reloading and such.

My Bad Neighbor, who's Fence I was touching, knocked on my door and asked why I haven't fixed the problem yet, and "His Wife is all over his A$$ about it"

My Fence Guy has been busy,(it has been a month) So I went and cut my fence back to appease "His Wife" apparently she has nothing to do, but get on a ladder and look over the fence to see whats going on in my property......

Long story short, Fence guy came yesterday and fixed my fence proper.....:rocker:

Since you need a permit for just about everything in this town, I decided to check on his "Shed" and greenhouse in his yard..... and oh looky.... He never got permits and his "shed" was placed on his septic repair area......... (Puts that in back pocket for now) :bounce:

Carrying on for now.;)

Slight Update,

Concrete Guys came last Thursday, Laid out their Grid, Calculated I needed 30ton of Fill.....

We brought in a little rock, to help with how soft the yard was in front of where fill needed to be. I have some drainage to attend to after this is up.

Brought in 40tons,did a rough spread out of 30 tons of it, and left them 2 Piles to level as needed. They are coming tomorrow to Dig Footings and level pad.

I begain digging for my Electrical Feed, because I knew I'd have to dig a bit of it by hand, to get by some underground wires,

Found out that my Septic Pump station located on the other side of the house was not wired inside the house, I'm guessing the electricians forgot about that, and walls got closed in before they got it in.....

Footings Passed, They need to do a "Setback inspection" sometime today, But Looks like I should have concrete tomorrow.

Looks like a cool build, I'm in to see what you do with the reloading room!

Sorry to hear about your neighbors, I moved from an HOA to the country a few years ago and haven't looked back!

Setback inspection Passed, But too late for my concrete guys to organize... They booked a different Job...

Looks like Friday or Monday for me.

That's got to be the nicest, cleanest line pump I've ever seen. Most look like they just came back from the war!

That had to be a fairly new Truck! even the hose and pipes were pretty clean

very nice job - does look like a very clean poor.

They really did a nice Job..... I've been watering it since this AM, there are a few spots where minor puddles form, but nothing I'm worried about, it will be a dry shop for the most part.

nice build! im definitely in for more! id let the neighbor say one more thing than tell the town about his shed. people need to mind their own business.

Forget the Building dept, if I hear another peep from him... I will go right to board of health... they have more pull

How big is the shed? For comparison I would consider my county over the top with permitting requirements as well, but they don't require one for a shed 144 sq ft or less.

Neighbors like that **** and they're everywhere. Thankfully we only have one PITA on our street, the rest are great.

Start of the build looks great and that pumper can't be more than a few months old! I found it from your concrete question thread as I have similar concerns when my build starts. How much did the pump end up costing?

from what I gather its not the size that is the problem but the location

At least around here, a shed that small isn't really considered a permanent structure. So if the day comes that you have to install a new drain field, you have to move or destroy the shed if it's sitting on your reserve area. Obviously counties have different rules and more importantly interpretation of those rules, but I'd want to be very sure before starting or continuing a feud with a neighbor. Nobody wins.

Rented Ditch Witch over the weekend, Inspector due some time today....

I also ran some gutter drains, and perf pipe since i have a fairly wet yard....

$300/ Hour..... 3 hour min... I was a laborer to keep him under that 3 hours.... he was taking his time....
