No Worries... I have an oversized 2 car attached and a 1000' pole barn. And a 3000' shop w/ 5 lifts. not worried about me, just don't want any more ordinances in my awesome little town!

The rural town I live in is proposing a covenant to new constructions that would require having garage. I'm in the middle of a ******* match with some transplants about it, and wondering if this is normal. I've never heard of such a thing.

Well considering your probably arguing with a bunch of Californians and what they have done to Bend I'm not surprised. If they are puking up houses there like some other places then it's reasonable to demand off street parking.

I was going to make a snide comment in jest about Californians not being able to cope with a little snow and wanting to pass some sort of law to protect themselves from it.... then I realized it would be mean.

I would be supportive of it. At least if they dont put their car in there, they put all their junk inside of it.

Why are they saying less than 1/3 acre? Is there a requirement already for over 1/3 acre to have one?

I would be behind it. Most municipalities do not require much when it comes to parking, causing huge issues down the road. I looked at a house in a early 1990's development. All ultra narrow two car garages, roads narrow enough that you would have to slow to 1mph to pass even a pair of smart cars (no on street parking), and driveways were exactly 12 inches in length. There were about a dozen extra parking spots for a hundred houses. If you do not have strict requirements, developers will create whatever they can get away with.

Well, I looked up La Pine and it's smaller than Merkel. We have a significant inventory of houses with no garage or not much more than a shed. Lots of old houses didn't do the garage thing. No problems with on or off street parking that I've seen.

La Pine does have it up on us - a real web site and somebody to post city agendas, so count a couple of your blessings.

Sat view/Google Maps shows lot of large lots with older homes. Smaller lots look like mobile homes. Newer housing looks to have garages anyway.

If the issue is lack of on-street parking, why not just require 'OFF-STREET' parking?

Another issue I see is the requirement for "exterior siding", should read 'exterior finish'. Stupid... yes, but I could see a lawyer having fun with that.

Kinda have to agree. Around here many houses didn't have garages and cars + junk is more apparent in those houses. Those of us with garages seem to have neater and cleaner properties (except me, I'm the exception!) :D

usually they start with no mobile homes, then no pigs or chickens in front yard or on a lot smaller than 5 acres, then garages, or no outbuildings.

anyway, there is always a reason for the restrictions... some are good, some are people getting out of control.

if your town has a parking problem, then this may help, so would requiring off street parking. if it's just because a new home with a garage is more expensive and will keep out lower income people well... it's your town and it's up to you and your neighbors to make the rules you want... nothing worse then some guy from california telling someone from north dakota what kind of houses to build in their town
