Rebuilding an 18x24 garage

Hello all, for the past 15 months I have been remodeling a house for my large family. After 3k in dumpsters, and new foundation for an addition, framing, plumbing, electric, hvac, drywall, etc. We have an awesome 6 bedroom house. Now onto the garage....

The garage is roughly 18x24 with low ceilings and fire damage, time for it to go....

I plan on keeping the 18x24 dimensions because the slab is in good shape. It will have 9' walls, 12/4 standard trusses, 60A service, pretty basic because of budget. I am struggling with a 16' door on an 18' wall though, I am worried about racking, but I will find a solution.

Simpson has 10 gage steel strong-walls now. That might solve your issue if you could buy the correct size. The alternative that I have in mind would be tube-steel columns that bolt or weld to a steel tube or I-beam header. The rigidity of the connections would keep the opening square. The tricky part, though, is getting it all connected back to wood again.

About 8 hours start to finish, me and one other person. We removed the shingles, knocked sheathing off from the inside, cut rafters and gables with reciprocating saw, dropped the walls. Pulling it down with a truck doesn't really save time, it just makes more ground cleanup.

Off to a good start I'd say.
You planning to make it a multi car garage or just a work on one vehicle at a time shop?

I ordered my materials yesterday, everything except for siding was just over 4k. 18' wide is undesirable but I need to use the existing slab to stay within budget. I am putting a 16x8 door on but realistically will only ever put one vehicle in the garage. I tossed around the idea of a 10x8 door offset with a man door but it would cost about the same, other than the header. As far as the header for the 16x8 door I plan on using double 1 3/4x11 7/8x17 lvl's with 4 jack studs on each side...plus one king stud leaves me room for my anchor before the end wall stud.

Welcome to the GJ!
18x24 is plenty. I restored a 66 Mustang in a 13x20,(cellar/rafter space was my friend for storage of the larger parts) so you'll have plenty of room.

Materials arrived this morning. Today we got the walls framed and anchored. Tomorrow hopefully trusses will be up and maybe start sheathing.60d6683e7b6433d5a49050335d0e8ba3.jpge81db8f676f9d26157229294af91fd1c.jpgcc797a773f6e18d76c326089df4e9ad3.jpg9fa5a4c56c65382cff66681828677700.jpge6bb92e3cdb0aec10976d9966547bc2c.jpg

So about those trusses...I got 11 4/12 commons for 15 bucks each, weathered but perfectly fine. Other than they don't quite match up to my 2 4/12 end frame trusses. The with the bottom cord flush the top cord is off by about 3/4". Do I just shim under my end trusses to make this work?8f5217b4ec23dafd67a80a124b57dea5.jpg8d7ece999a3254e9c453eae38e941499.jpg58661b2397b265be5f40985eb6052355.jpg

You have paperwork to go with those trusses? Unless no inspections they want drawings /calculations for them, hiring a engineer would get get expensive, might consider talking to the inspector before continuing and avoiding a potential costly rework or engineering.

Yes I have paperwork for the trusses. Yes I have inspections, been dealing with the inspector for quite some time, so we're familiar.

I would shim on the top plate of your end walls, I would make it a solid piece, in other words cover the entire top plate. You might have to get creative with two different thickness's of plywood. That is assuming you are doing a 12" overhang by just running the roof sheathing long. If you were doing a 24" using lookouts, the rafter may be too high. Here's what i mean by using "lookouts".

I agree, put your shims at the top. If you start shimming the bottom chord you'll mess up the alignment at the eves. You could, as dfiler2 suggests, use various thicknesses of plywood strips, or you could rip a set of long tapered shims from another 2x.

I'd screw a 2x4 beside the top cord of the end truss (probably on the inside), that would eliminate the need to rip a long taper.

Great progress. I don't see any framed openings for the windows, are you framing those later?

I'm doing window openings as we speak, then I'll sheath the walls and put up trusses.
I have a 36x36 and 36x48 slider, any suggestions for height off floor with 9 foot ceilings?

Day 2...menards delivery ***** so short story we had to wait on the right materials. Anyways door and window headers and openings done, walls sheathed. It was a bit windy to put trusses up. Tomorrow hopefully housewrap, windows and doors. Tuesday trusses.5d4cb640e510e3ea2ee7840a0f4a669b.jpg025a28f29354b6f5e6a30e1cc8840922.jpg527f282b01d18760b38de30230c487e3.jpg95fd88f6c44aff1c173cd4a478cfd083.jpgda1258ab27c2b55bfd2436e30f82253c.jpg1310f1ea52832308229ffa8882257ccc.jpg9368a41c3c9f2b0bd922d1220dfd947b.jpg

Nice. Did you put all the sheathing up today by yourself or how many helpers?

Hope you have dry weather for the duration.

Pictures are always welcome
One helper, possible rain tonight, hopefully have it weathered in by Thursday

Good to hear, not something I would want to deal during a framing inspection.

Day 3...housewrap and windows, took it easy today. It was just me today so it was difficult to get the housewrap flat with the wind.
I Also figured the angle and cut some 2x's to frame the gable overhang, not exactly sure how I'm going about that yet.
Started lifting trusses up. The tails on my clearance trusses are quite warped so getting the fascia straight will be a challenge.
And some pictures of the whole house so you all know what I'm up against...it's a 2200 square foot ranch, 6 bedrooms. The higher side to the west is new from foundation up, the rest is 98% new. Been at it for 15 months...I'm tired, lol.e2620e0bd88d9e0e5e2b1625a81e788c.jpgc0b618e50610938ebd4e486ff5e29872.jpg8c20f4b3b927304c6ebad4d82b3fe82a.jpg1fcaf8088036c2a559d255abbcbd0f25.jpgbe8fc0e16942da6a374a1b14573dc258.jpgf79919cbb6ff55c15d5b4def37273546.jpgcf3044884951ddceaf4fbde9ee53a048.jpgbb4f459aa7fe66958c7d342c260cecf5.jpgf028617693b7b975e956fad19b3479a9.jpgccddd1f8a6a4f4a5d3dbef4589b97b50.jpg6aa9c0c9b7d8a260ad98b6d5ac3e4c59.jpgf6a66609031b9a32e7a751f917fe134e.jpg

What is your wall height? I'm having to raise my walls 4 ft since I was being "economical" when building. :Homer: If you can go higher than 8ft now is the time to do so.

What is your wall height? I'm having to raise my walls 4 ft since I was being "economical" when building. :Homer: If you can go higher than 8ft now is the time to do so.
Roughly 9', I used 104 5/8" precut studs.

Day 5...only a half day today, roof sheathing kicked my ***. It's all done except for the peak, I'm just burned out, I'll get at 'er tomorrow.

...I never take a break, we have six kids lol3700baeacca3be641f0a0e0a2b611b34.jpg9c499129c95f48c312d4ddb38e1a4b25.jpg
