Like many guys, I read the garage journal on daily basis. I have only posted a few times, but finally ready to share my shop build that I have been planning for a long time.

After getting local architecture quotes and construction quotes, I came to the conclusion that I was going to be the general contractor on my project. I got ripped off by a local company when starting this project a few years back and decided to try one more time with the only person I trust - myself.

Obviously concrete pouring and trusses will be done by someone else, but the design, framing, exterior, electrical, and interior will be done mostly by me and family.

My LDA (land disturbance activity) permit and building permit were just approved this week (picking up after the holiday). County did a pre-review on my plans and only wanted a stamp for lateral engineering. The stamp was $300 for the lateral calculations. I thought this was pretty good considering this was my first building design.

Main features
  • Stick built with traditional concrete foundation.
  • 40x60 with 18ft high walls on end sections.
  • 16x26x8 storage space in middle section attic.
  • Radiant floor heating
  • Multiple stories (eventually)
  • Full comfortable interior
  • Car lift
  • Wired for 220v to several areas of the shop

Concrete guys are super busy this summer so its going to be a slow process, but I am pretty sure I can get roof and exterior on before the rainy season.

Interesting design! I like the two "bays" of sorts with a connected middle. Got any floor plans to share or ideas on the inside? Or not there yet?

Thanks - the design was challenging for me, but I pulled it off.

I am not 100% percent sure where everything is going, but basically the left bay will be two stories with 1st floor 10ft ceiling and 2nd floor about 7 1/2- 11ft with vaulted ceilings. 2nd floor is office and clean area. 1st floor will be a sealed CNC room so I can contain the dust and particles easier. Using a prefabricated spiral staircase to get to the 2nd floor.

The middle area will be a traditional wood/maker shop. Above the middle area is another great area to do something, but not sure what is going there.

The right bay is going to be where I will putting my cnc plasma, blacksmithing working area, and car lift. Basically the right bay is going to be the dirtiest area of all, but probably still pretty clean if I do it right.

I hope to draw out the layout soon. I at least know where the 220v outlets are going to be.

thanks for asking :)

Nice! Sounds like I plan to do my shop (someday) when I get to it. have different areas with different levels of "cleanliness".

ST: interesting design and not sure i've seen one like this yet. best of luck getting some quality subs cause i'm sure everybody is busy now that the rain stopped after 6 months of constant wet around here.

are you planning on bathroom(s) or maybe that was something you decided to avoid since it might have triggered a septic upgrade or install?

looks like your ground is pretty dry so i'll keep watching and learning and chime in when i think i might have something to add to help you.

good luck

Thank you. The only thing I am subbing out is the actual concrete pouring which is a two week lead time for the company I am using. Louws Trusses have about a week lead time - they already have my down payment and plans.

I will be adding a water trap later with one of those self contained septic systems with urinal. The process and permit is not too bad for that. It is not something that I am that worried about since my house is not that far away. Besides I made a promise to not avoid my family for hours on end. It would be nice to go in and say hi every now and then.

Stem wall is poured. It was three trucks total and the middle truck's mix was dry and they didn't catch it until we dumped half of it. The temperature climbed faster than everyone thought. It caused honeycombing in some places, but none of it was structural. Had an ultrasonic pulse test done just for my sanity and everything is fine. I will worry about the look of the walls when the building is sealed.

I started back filling, leveling for the insulation and slab.

Jake, it looks awesome, you must be so excited. I still need/want to pay you a visit. Soon...

Thanks Yuchol! It is hard to get excited when I am so busy - really have not had time for my imagination to kick in. Passing all these inspections is sort of stressful, but this month has been and will be the most productive. Slab is being poured on the 14th and framing starts on the 16th.

LOL - you aint kidding. I love my trees, but its still a little unsettling because some of them have known to fall during storms. I am keeping my eye out for the unhealthy ones.

ST: i'm crossing my fingers that you get it framed, roofed and sided before the rains come again.

love the pics with the kids helping with the cement. when we had ours help us we let them put hand prints in the cement and my 27 year old twins were babies so we put their footprints in a section. since we poured that particular piece we changed that area, but i was able to keep that section with the hand and footprints and put it in our garden where my wife sees it daily.

just saying if you get another pour and your kids want to take their shoes off and make some prints or just do handprints it might be a keeper.

best of luck with the build and even though the rain is coming now i hope it holds off for another month for you and for my projects too.

cheers

Thanks!

The 36" x 36" concrete door pads will have some hand prints in it! The kids were in school when this was poured. Most of the framing will be completed this weekend and so far the weather looks good.
