ISO Sealer for new Concrete Floor

I have 1150 sq ft of new concrete floor that I'd like to seal with a clear sealant that provides protection against chemicals (brake fluid), minor scratching, resist hot tire pick-up and leaves a glossy finish. Yes, I plan on waiting a minimum of 30 days after the concrete is poured to apply the sealant. The concrete actually hasn't been poured yet, so I'm still in control of its final finish. Not currently considering a colored epoxy due to cost and the fact this will be a relatively busy residential garage with rolling jacks and equipment being moved around. If you have any products you can recommend and provide some testimony as to your experience with them, that would be awesome. Thanks for your time and opinions!

Stain for color(s), Ghostshield products for the rest. I used the 4500 densifier and the 8505 on mine. Very impressed with the performance in the working environment.

Ghostshield which we carry won't do much to the finish nor give it a glossy look since it penetrates. For something gloss, the most cost effective and best product would be our clear SPGX coating which is a one part hybrid polyurea/polyaspartic. It's more resistant than traditional urethanes to most common auto fluids, and super easy to apply/no mixing.

AP- Your website shows a per gallon price for SPGX clear of $199-$232 covering 300-400 sqft. Can you confirm pricing for GJ members and validate coverage? One coat vs two coats? And what final finish would be best for this product on a new slab? The pad isn’t quite poured yet, so I could have them light brush finish the floor as opposed to slick finish it if it would help SPGX adhere to the new concrete. Thanks.

Pricing is 25% off our web prices. Clear SPGX IS $199.00 per gal before discount. Coverage will be higher the smoother the floor is so if the floor is smooth figure 350 sq ft per gal leaving a safety factor.

Stay away from brush finish, the prep is the same either way and it will only make it harder to keep clean if textured. Just request a nice trowel finish, and no sealer.

Sealer w/ Gloss: Two coats clear polyurea with 1#/gallon anti wear additive in the final coat.

It's available from Home Depot, $78.92 for a 5 gallon pail. Shipped to your door for free.

It doesn't change the look of the concrete, just seals it.

Water beads up nicely.

When I was installing my lift about a quart of fluid (Auto Trans Fluid) leaked out onto the floor, I cleaned it up, you can't tell it ever happened.

Lake- How long has the Eagle Seal been on your pad? Do you drive and park vehicles on it? Drop tools and slide equipment around? Asking because I’m curious as to hot tire pickup and scratching with that product. Thanks for your information in advance.

I applied it June 2016.

From that time until April 2017 I parked my daily driver pickup truck in the barn. So the slab saw a lot of snow melt and mag chloride etc. for the first year.

Since then I park my John Deere 265 tractor and 5x10 utility trailer in the maintenance bay. It get's driven out every time I work on a project or do maintenance on a vehicle.

I use steel wheeled floor jacks all the time and have built all the interior walls and hung the steel siding.. so yes, it's been tested pretty well.

The storage bays have our '69 Camaro, '31 Ford and '27 Ford.

Tire tracking... yes. My Model T has bias ply tires. It tracks the floor. But you can take your foot and scuff the tracking off the floor.

As others have said in regard to other similar products... it soaks into the concrete. You won't even know it is there until you get some water on the slab and it beads up like water on the hood of a freshly waxed car.

So you won't scratch the sealer... 'cause you can't even see it.

Another benefit is I see no concrete dust when sweeping the floors. I hated that in my previous shop that I didn't seal the slab on.

Basically when you think of these types of sealers, think raw concrete look, just sealed to prevent liquids from penetrating the concrete.

Home Depot has 8500 and 8505. They do not have 8510. 8510 is a higher grade of unicorn piss

We did have it on sale for Cyber Monday. I ordered all the remaining inventory at the sale price to my warehouse, so I might be able to help you some more... I just have some extra shipping in it now

I honestly would not take the order (for 5505) for the product for this application. You would be much better off talking to Scotty about some of his MMA sealers.... Even still he may have some concern given the initial description -- and he may not.

I have to tell you I would much prefer to see people use nothing than use the wrong thing. Putting the wrong 'inexpensive' product down is much more expensive in the not so long term.
