My house has two attached garages, a 2-car and a 1-car. I am turning the 1-car into finished (or semi-finished) space, complete with a ductless mini-split for HVAC. It will be used at least partially as a home office. No cars will be parked in it for the time being, though I could see the possibility of it being used as an actual garage again several years down the road.
A few pics are attached. Currently has a regular concrete floor that is ~8 years old. One control joint down the center, about 12 feet long. The floor is fairly flat, though there is a little bit of un-eveness on the different sides of the control joint. The floor is sloped from back of the garage to the garage door, presumably for water flow. No cracks yet. Overall, decent condition.
For purposes of creating a finished space, I've considered laminate and luxury vinyl planks. I've also considered tile, epoxy, and polished concrete.
At the moment I am leaning towards epoxy. I guess I view the benefit of epoxy as that, if/when I decide I want to use it as a garage again, it's ready to go. If I put down laminate or luxury vinyl, I'd have to pull that up before I could park a car in there.
House is located in central NC, so I do not expect the slab to be a major source of heat loss in the winter or heat gain in the summer. That's why I'm thinking epoxy might be the best combination of a nice, "finished" look, but would not be too cold in the winter.
If I did laminate or vinyl, I could put down some XPS insulation and some sort of a subfloor before laying the floor planks, which would probably be a little more pleasant to walk on in the winter.
But at the end of the day, I am thinking epoxy is probably the best bang for the buck given the foreseeability of wanting to use it as a garage again somewhere down the road. And I guess if I found the floor to be too cold in the winter, I could put down large area rugs or something.
Would greatly value the collective input of the board.
