Insulation costs

I have not seen a post like this on here so i thought i'd toss out some info after talking to an insulation installer just to give people a ballpark of the cost of insulation based on different materials used. Of course the cost will differ depending on location. I happen to be checking out a new construction house and ended up talking to the person there gathering info for a complete insulation job. The house is a 2,000 sq ft Colonial house, 2x6 walls with an attached 24x24 garage(not insulated). I also did not get every detail of what would be included in the work so i can't get into specifics.

Fiberglass in the walls with cellulose in the attic(r49) and includes air sealing(typically applying a caulk to all seams in the structure): $13K

Rockwool in the walls and cellulose in attic: $20k

Open cell spray foam everywhere: $35K

Closed cell foam: $41K

Rockwool is good for noise suppression. It does not add additional insulating capability over fiberglass or celluslose.

Stay away from open cell foam. It will retain moisture.

Find out SPECIFICALLY what "air sealing" is. I would HOPE it is 1"-2" of closed cell foam around all seams/cracks before the rest of the insulation is installed. If the garage walls are going to be finished, find out what it cost to have it insulated the same as the house.

Rockwool batts provides more R value per inch than Fiberglass batts.

And it doesn't gap or sag.

IMO, it's a vastly superior product.

In a 2X6 frame, fiberglass gets you R21, while Rockwool is R23.

Is this new construction?

Edit: oh, now I see that yes it is new construction.
