Hello all.

I have lurked for a long time and now after a move to accommodate my growing family, I have the opportunity to build a garage. I have a 2 car pull under garage on the house but that's not enough for the hobbies.

On to the good stuff. My wife works for a civil engineering firm which has made this process pretty easy. We sat down over the course of several days to figure out exactly what was in the budget and possible. We settled on a 28x30 garage with 8-foot door and room for a Lift on a side and a loft for my man cave on the other. Hence the Lift/Loft name. I have several project vehicles right now a 1995 Miata R package that I got for a steal as my budget track car. A 1986 BMW 325es which is my baby and lives indoors to avoid the sun seeing the dash and a 1998 4runner v6 4x4 5spd that is the off-road toy. The Miata and e30 are planned to be in the garage.

I had one major hold being a draining stream on the side of the property. I will post some pictures of the plan showing it. We initially went door to door meeting our neighbors to get a variance to build inside of the county buffer. Upon further review our engineer noticed the drainage was pipped right up to where it comes out, thus negating the buffer zone and variance. Several trips to the planning and zoning office and we have our stamps! Time to begin

We did go through a budget and look at some revisions. I opted not to put brick on the front due to cost. I also deleted windows with the thought I can come back if I really want them.

I am going to add photos of the plans/ the space and the start of contruction!

Yes we did have a MK5 GTi, a MK6 GTI, and a MK7 GTI at that time.

Now for the groundbreaking

Update, several big trees had to be removed. I was not exactly happy to remove such big tree's in the backyard. At least I have firewood for a while.

I went 28 x 30 as well, but with 10 x 10' doors. With 12' ceiling I can lift my E36 M3 all the way up with the doors open. Or my Golf R. Great minds think alike....

I am going through the same process you did with the variance. Went last month to the neighbors to get their blessing and then filed with the county. I too have an odd shaped lot and am asking to put it on the side of the lot vs behind the house. I asked for a 30x50' but since filing the variance I ended up down sizing to a 24x50' and then a 9' lean to "front porch". The added cost for welded trusses beyond 24' of width wasn't worth it to me. Down here in GA we don't get that much wind or snow for me to worry about it.

Im about 20 min south of you and have a Miata fetish as well... can you pm me who is doing your concrete?

Updates, currently sitting waiting for everything to dry out due to rain. However, when I spoke to head of construction he said we will pour concrete this week!


Here is the update for last week. 7 loads of fill dirt! The retaining wall is done.

On to the pics!





On another note, Mrs Claw has been bugging me to acquire something with 3 rows. I refuse to drive autos. She also drives manual so I picked this up.

Can you post pics of the plans? Just one 8-foot "door", or did you mean two? Pole building, or stick-framed?

Update for Tuesday the 30th. So we got another pile of dirt! This is the last load to help level everything out. Retaining wall in the back is done.

Following along. Where I want to put a garage on my lot would require a retaining wall and lots of fill. I'm curious to see how the garage sits on top of your raised area.

I really like this build, Half with 14' wall and the other with 8.5. Giving me ideals. I really want a loft, and a lift and I think my max hight to the ridge to the ground will be about 22' (as high as I'm allowed to go).

I got Sitepros out this week, just waiting for the quote at this point. I am really looking to find someone that is reputable and reasonable. I had quotes from $7k to $12k. The concrete company everyone had recommended was a PITA to get a quote and then came in at $22k which really meant he didn't want the job.

Really ***** cause my variance got approved and the building is in work. The only thing that is holding me up right now is the concrete...

Wow! For a simple flat slab? Or complex with footings and walls?
I've noticed lots of companies bidding for outcomes. I had the same insulation company come out a year ago. Price was $1400. Came out yesterday and told me $4k.. Guess some people will pay that

basic 24'x50' flat slab. 4k psi and 4".

Perhaps you could frame out for the windows and then cover over them with siding. That way the headers and related structure would be in place. At a later date,you would just have to cut thru, install the windows and trim them out. It would also insure you would not have to move any electrical wires to make it happen. JMHO
