Hello all!

I’ve been a long time lurker on the website and am finally getting around to building my dream shop. I used to have a 30x50 and by the time I had one old pickup in there as well as storage, lawn and garden stuff, it just wasn’t going to be big enough for my liking.

I settled on a 40x60 at first but we will be adding a bedroom/office and bathroom eventually so I wanted a 42x64 to get most of that square footage back. I’m signing the documents with the company tomorrow and they said they are looking at July for a timeframe but it is likely we can get it in before that. It’s going to be a pole barn but we are going to get started on the pad and driveway soon to let it settle if needed.

I’m sure I’ll have plenty of questions along the way. I’ll try to take plenty of pictures.

Ok, now that I'm on a PC I can dive a little more into it. I got these layouts from the Menards website and was originally going to go with them, but had a last minute change of heart and am going to go with a local company that has done a lot of buildings in my area. The county I live in requires building permits and inspections even in the country so I wanted that process to go as smooth as possible and Menards was going to charge an extra $2500 for engineered plans.

The first picture is what the building is going to look like, I haven't quite decided on the color yet, but was thinking of gray/black like the picture to match the house. The next picture is the framing layout. I will have 4' trusses OC instead of 8', but it will be very close to this otherwise.

Thank you!

Got the paperwork signed last night for the building. He said the schedule is late July or early August as of right now, but to get my pad built so if they have an opening that they get it put up quick. To say that I am excited is an understatement.

Can't. Freakin. Wait.

I'm in the same boat as you. I've been "under contract" with my builder for over a year now. I've been waiting on township approvals and permits, the delay is not the builders or my fault. The excavating company will be here tomorrow morning to grade the property and complete the site prep work for the building. Very exciting and nerve racking at the same time. Congrats on your build!

I had the company that is building the pad come out on Monday and he said he's going to get it on the schedule ASAP, but we're going to be fighting the weather. It's supposed to rain today, Saturday, and then again Wednesday/Thursday. There may be a small window there Monday and Tuesday, but it'll likely be too muddy if we get any accumulation of rain. We could use the rain to help my grass grow, but I'd really like to get the pad going on this thing in case the building company gets an opening in their schedule.

Progress! They started moving some dirt yesterday and should finish up today. The building is on the schedule for end of July/early August, but I’m hopeful that I get bumped up the list since I’ll have a ready site.

Anyway, I took a bunch of pictures because I was excited. First few are of the pad, then where they got the dirt from in the corner of our property. Had to get a picture of my bud Gus and the sunset. Last one is where the shop will be in relation to the house.

Pad is finished, now the waiting game. We just got 2 days of heavy rain on the pad, so that makes me feel better.

Ottawa isn’t far at all, especially since I’m south of Lawrence. Hopefully QSI can speed up there schedule. August feels like a lifetime away from now! This rain surely isn’t helping.

Well it feels like it’s done nothing but rain this spring, but we were fortunate enough to miss a tornado by a few miles last week. Some of our neighbors weren’t so fortunate and some have lost homes, but no fatalities that I heard of.

With that news, I got a call this week that they want to deliver materials on June 26th and start a few days later. That moved me up a month on the original timeline so I’m pretty excited.

I need to get the screening rock leveled out a little bit and the salesman recommended getting some 3/4 clean rock brought in before the building. My question would be how much or how thick should it be? Or would I be best served to get a concrete guy out and have a look?

id get the concrete guy out there. They poured my pad last week and I ended up needing a load and a half more gravel than the sales guy told me to have on site.

Sounds like it will be a nice place. What I’m buiding could fit inside yours lol

Storm was too close for comfort, but it's awful for a lot of people in the area.

We should have a shop party for all the locals when it gets finished!

So, I’m not sure how to quote multiple posts on my phone, but was was previously posted, it has been terribly hot here in Kansas.

The three man crew showed up shortly after 7 and were gone by 4. Good for them and had a TON of progress. Couldn’t be happier for a days worth of work.

Also, my dog Gus tends to get in every picture somehow.

Howdy kevost! I’m another neighbor from Douglas County following your progress. We also thankfully missed the storm damage. I’ll be watching for the area GJ’ers get together!

QSI does very nice work; we plan to use them for a new machine shed/shop up home at the farm in a couple more years, but need to wait for the farm prices to improve.

Nice C10, too.

Black roof. Interesting. I’d always thought they did the roof in a light color to reflect heat. With our winters though, black might be a great idea.

I have read and have several conversations with people that say with color of roof makes very little difference. Especially if it is insulated well enough. But I had the same initial concern. At the end of the day we wanted to match the house as much as possible.

I should be able to get a good progress pic or two tonight.

Hey hey hey, five days is all they needed to erect the building. Garage doors should be here in a few days. Then I need to get electrical ran and find a plumber to help me rough in some plumbing before concrete.
