Thought I better track our progress here as I have found other users threads incredibly helpful as I planned out our build. Here is what the plan is so far:

• 40'x32'x14' with an 8ft Lean To, essentialy making a 40x40 footprint
• 2-10'x10' Garage doors
• 8'x32' Loft for storage and office/work area
• Indoor/Outdoor Dog Run under loft
• 4 post lift

Week 1 progress after about 3 months of BS DEQ back and forth. I think I only made it through that by pestering and ******* off the right people so that they just wanted to get rid of me. Building on the edge of a 100yr Flood plain is not simple apparently.

Thanks! Yah they had to fill up almost 4ft on the backside facing the trees. Probably more than I truly needed but this will bring it up almost level with the house. Looks like posts will go in starting just after July 4th.

Had a nice weekend of no rain so decided to burn the brush pile, and cut up two trees that were taken out from the lot prep. Also picked up what I think was a pretty good deal on lights. 12, 8ft long lights with bulbs for 10 of them for $80. All were taken out of an automotive shop being torn down and rebuilt as a Firestone Service Center and worked when pulled. You guys think I did ok on that price? They are fluorescent which is not ideal but I can slowly convert to LED. This at least gets me lights.

Been going over as much data as I can regarding heat and A/C. Either I plumb the barn for Gas($800) from the house to use a large heater($1000) and then use window A/C units($500) when needed or I say screw and go in on a mini split setup and call it good. Just not sure on the long term running costs. Seems like the DIY Mr Cool setups are well reviewed here and not too spendy. Thoughts?

So my builder and his HVAC guy think that I won't be happy with a Mini-Split system. Mostly because Michigan is cold for 4-5 months out of the year and the mini splits can cool great but won't heat as well. They suggested a giant Garage heater, installed with gas run from the house for $2500. Then I can buy two window AC units for use in the summer. Still not sure...

But we've got Holes and Lumber!

Get a PEX tubing kit for radiant floor heat. Even if you never get it hooked up.... it's only $400 or so for the tubing and manifold kit prior to the slab pour. you only get one chance.

Radiant heat in winter is the BEST. Then the mini split for summer A/C, and periodic shoulder-season heating needs. It is true that a mini-split system will really struggle to provide adequate heat when the ambient temps dip below 20F. You can easily and efficiently run your radiant off an electric boiler or on-demand water heater to save on the costs of running a gas line out there, if desired.

It would be silly to run PEX for radiant floor heat without insulating under the slab, but then again, it would be silly to heat a building with an un-insulated slab anyway. One layer of 2" thick R10 (25 psi rated) is generally sufficient.

I really have not looked in to floor heating at all. Always figured it was too expensive.

So My Options:
1. A split 24K Mr Cool unit($1500) + Radiant Floor heating(COST???)

2. Gas Garage heater installed($2500) + 2 A/C Units($700).

Thoughts on Radiant Floor heating material cost for a 32x40? Also do these need dedicated water lines or is it a closed system? Thanks!

For the heating unit, you can either piece together your own system using some basic pumps, valves, and thermostat , with an on-demand water heater, for $1000-1500, I'd guess. Or you can buy pre-manufactured heating panels with everything you need all ready to go. Much more pricey, ~$3-4k.

The system is closed; self-contained. Add some amount of glycol to prevent freezing if you don't use the system during the winter.

I ran the tubing/manifold in my garage slab pour, but have yet to buy or make a heating panel. I'm not motivated enough to get my insulation completed, no point in trying to heat an open building before that's done. I very much look forward to a warm slab though; the beauty of it is that you can open and close you garage doors without losing all your heat right away like a forced-air system would.

We're getting somewhere! Trusses going up and man am I glad I went with 10' tall doors. Those are going to be nice when I'm pulling larger trucks in or backing the enclosed trailer in.

Awesome! Yah I am really excited to see how the loft and stairs turn out. When we get to that point I will take pictures of any angle you want if it helps.

All the trusses are up now and they are framing out all my doors and windows today.

The PEX in the slab is well worth the investment. I live in Michigan as well and won't have a workspace without it.

I did it myself, added about $1000 to the cost of the slab on a 650 sq ft attached garage in 2016. Set final grade height 2" lower than normal, lay down a layer of 6mil plastic sheeting for a vapor barrier, then a layer of 2", 250psi (or 350psi if available) pink foam board. Then the steel mesh and lay the tubing over the mesh. This puts the tube in the top third of the slab when poured. Set up a manifold so the system can be pressurized and held under pressure during the pour. That way if the concrete guys break a tube, you'll see the bubbles, and you can stop the pour and fix the tube right away.

I did my own pour and didn't have any issues there.

I heat mine off an OWB, but there are many options available. My uncle ran a radiant floor system off a 50 gallon hot water heater for a long time. Standard hot water heaters, boilers, on demand water heaters, etc all work. Just depends on which route you want to go.

In Michigan, 1/2" O2 barrier tubing is ideal on an 8-12" spacing. For my garage, the tubes are spaced 10" apart since the wire mesh squares are 5" across. Just made it simple. In my house, I have 2 runs per 16" joist bay giving me 8" on center between tubes.

Also, I sourced all my materials locally. Menards had a sale on pex and plumbing fittings and the price was comparable to anyone else at the time.

Yesterday they got the lean-to completed. This morning they were out at 7am to start Shingling the roof before the heat comes.

Looks great! I really like the new garage matching the house, I'm a big fan of that.
I hate to be nit-picky and it may just be the angle of the photo, but I would have made the roof pitch of the new garage match the roof pitch of the attached one car garage.
Love the lean-to as well.

The matching siding/shingles was an HOA requirement and honestly I am glad it was required. I probably would have gone metal to save some money and not been as happy with it. This way it really looks like a part of the home. Typically you wouldn't put a barn this size so close to the house or road but the majority of my 20 acres floods every spring so no other option without spending insane amounts of money.

AWESOME! Photo angles can wreak havoc on the eyes. I would bet a paycheck that the majority of people driving by don't see the building or realize the size of it. I like blending in so people don't notice what ya have and stare as they drive by. Awesome build!

Final grade done yesterday and slag driveway complete! Just need it to rain and it should set up pretty good! Today the Loft and Stair lumber will get delivered and should get hammered out early next week along with electrical.

Concrete is sooo smooth when its new. Skateboard approved!

Special Delivery from my Father in Law yesterday. A bank of 10 base cabinets in Cherry for the new shop. All soft shut doors and drawers with some really unique options we will get into at a later date

We have Electrical/Internet going in tomorrow and hopefully Loft build starting.
