Doors! Came home to a nice surprise today. I’ve been nothing but impressed with QSI, 6 total working days for a building this size blows my mind. The quality seems to be excellent. I couldn’t be happier at this time. I’ve got a picture with the doors and a picture with the shop in relation to the house.

Side note. I was outside Bs’ing with the neighbor the other evening and a car pulls up pretty slow and then continued on down the driveway to the shop and stopped. A very nice woman gets out and asks the colors of our house and then tells me she is building one and has “stalked” ours a few times. Lucky for her I still had the sample cards that we picked out. So I took a picture for my records and gave them to her. Kind of a proud moment for me. It took us just a few minutes to pick out the colors when we were building and I feel like we nailed it. I love the curb appeal we have.

Keep following along, but I promise the progress will be much, much slower from here on out.

That look so good standing alone but next to the house is even better!
I had a similar scheme in mind for mine and it's nice to know it works in reality, not just my head.

Looks good. I am just over in Paola. I have heard good things about QSI. Looks like your post are an engineered style. To me the pictures make it look like only the lower section of the posts are treated. Is that how they are made or am I just seeing things? Any chance you would mind sharing a ballpark price for the building/labor?

What are your plans for insulation and temperature control?

Looks like they use the same staggered triple 2x8 post method as Morton Buildings, with the lower three 2x's treated and normal 2x's from there up.

Yeah, that was my guess. I have heard there are some new kind of sleeve method (basically put the post in a bag so it doesn't touch concrete or soil) also and was curious if that was what I was seeing.

Will is correct, just the lower is treated as well as the base board around the outside.

Plan is to do batt insulation similar to what RR Buildings (youtube) does and blow in for the ceiling. I'd like to have white liner tin on all the ceilings and LED lights. I've got a contact that is a string LED light and it is very bright and has good coverage. As far as heat and eventually AC I don't have a definitive plan at this point. Forced air propane or propane tube heater. The money is drying up in a hurry!

I don't mind sharing cost, but I wouldn't take it to the bank. They were running a special when I signed the contract, for the building package and labor it was $35,600. Another $1800 for dirt work, and probably another $15k in concrete. Then the fun can start.

Thanks for following along!

As for LED Lights, I like the TechBrite 180 Watt LED Linear High Bay units I installed in my bothers and my shops. The first three pictures in the following ling is my brothers 70fc setup.

https://www.prolighting.com/commercial-lighting/fixtures-high-low-bay-high-bays/linearhighbays/tblhb180w27v50kcd.html

We did R50 blown in in the attic and spray foam on the walls.

Thank you for the recommendation! Those looks awesome. I'll definitely keep them in mind when I get around to do the lighting. Wish I had the funds to just be done with this thing, but it's going to be a long haul. Hopefully concrete is done in 6 weeks or so.

All done yet?? Winter's coming

Not anywhere close to being done. My concrete guy is almost a month later than we had originally talked about. He just got started this week. Made quick work of the prep work inside, but I'm not sure he was there today. I've made plans with a buddy to get some electricity into and get some receptacles and lights ran before it gets cold. That's probably all that is going to happen before it gets good and cold. Oh, and I need to decide on a solution for the floor. I'd like an epoxy or polyurea, but those are all so expensive.

Here is a picture of the prep work. It’s about all I’ve got lately. Bonus picture of the outside.

Good progress. Slow & steady wins the race and all that. ;)

For sure! I don’t plan on going anywhere anytime soon so I need to be patient and do it the way I want. I just need some more of that patience stuff!

I can definitely support that color combo. Your building looks great! I really like your porch.

New purchase over the weekend. GM has rebates so good I couldn’t pass it up. 25d3214301ca6f4c21525d2445485022.jpg90bbd1e88458e3446c3b4ac736b3655f.jpg

Concrete today! They are gonna come back and do the patio. Sorry for the lack of pictures but they were finishing it all night. It was colder than anticipated today so they said it was taking longer to set up. I’ll get a few more tomorrow.

I’m a happy camper.

It looks pretty good so far. Hard to tell as it’s cloudy today and it’s not quite cured. I’m looking forward to a sunny day to see how it looks. Only complaints so far would be I think one of my doors got bumped out of adjustment, it closes and opens hard at the bottom. The other would be I’m not sure they got a uniform finish on it, which may or may not be a big deal.

A few photos.

Finally got the patio poured. Also did an extension on the back of the house. I’ve got a few things in the shop so far but I’m trying to wait until I get the SPGX down in the spring before I get it too full. Should also have electricity in the next few weeks. We put in a 1” conduit for comms too.

...nice looking building,...just my opinion, but it would be even better looking if it had overhangs on the roof,...looks more like a machine shed without...my opinion ain't worth much tho...

Love it. It's like a 4th dimensional building. Looks average-sized from the outside, but absolutely HUGE from the inside. Insanely jealous of your project, but glad you are making so much progress.

I actually totally agree, but it just didn’t fit within my budget. If I had the money I would have definitely done overhangs.

Thank you so much! I can’t wait until we get some nice weather so I can get the floor sealed and really start having some fun.

Good morning. Your building turned out amazing. I’m about 40 miles north of you and am getting close to pulling the trigger on a building as well. I’m in the same boat with the overhangs, and I can’t seem to find a definite answer anywhere. How do you plan on controlling the condensation issue? Or did QSI say it shouldn’t be a problem? I don’t want to pay for the over hangs if I don’t need to, (as I could make the building a little bigger and Im not real big on looks as I am functionally) but I sure as heck don’t want to deal with a condensation issue for the life of my building. I plan on insulating mine as well (blow in and batts) and heating with a vented reznor to keep above freezing and then a wood stove for when I’m tinkering in there. Any advice at all would be greatly appreciated. I’m located in NE Kansas. Small town of Oskaloosa. Thank you so much.

Thank you! I’ve been to Oskaloosa many times. Unfortunately, I don’t have an answer for you as I didn’t really ask about it. I think the best bet would be to ask an insulation company or QSI. My plan was to do blow in and batts as well but I may end up doing spray foam so I can save money up front on the liner panels.

I can understand! Yeah the spray foam would take care of the condensation issue for sure. But I’m not sure that’s in my pocket book either. If you don’t mind, have you contacted any local companies to get a quote on the spray foam?

I got one from “Energy MD” who is local. They have a Facebook page and I’m sure can be found online. Quick, responsive, and informative.

Looks amazing. I like the idea of the sliding door. I wish I would have thought of that! I see you are going to have a living space? I have one in my shop and can tell you thats a huge mistake as it will be over run with friends and famiy that never want to leave!
i will be following your build and am excited to see what comes next!

Thank you! However, the sliding door is on the house, I was just showing that we extended the patio. It will eventually have a 3/4 bathroom of some sort and when I finally get HVAC in it it should be able to house some people on cots or air mattresses if need be.

Well I don’t have a ton of progress, but we did get electricity out to the shop and I found some cheapo lights to get hung up. It’ll do for now, it’s going to start to get busy with outside work, so it may stay like this for a while.

Also have my daily beater in with all 4 wheels and tires off to get new ones. I just take them to my dads shop to do it and I needed my pickup for something else. I think I’ll go ahead and put new brakes all the away around while I have it as is.

Random picture of a quarantine sunrise last week.
