I live in northeast Missouri and looking to build a shop. I talked with the local lumber building place, Amish owned, about how much it would cost so I can talk with the bank. They only sell the material and I would have to find someone to erect it. I’ve talked with 1 guy that builds garages and gets his lumber there but have not heard back from him yet.
I got quoted $22,500 for materials which is a 40x72 14 foot high with 18” overhang. 1 man door, 8 windows and 2 insulated overhead doors 12 tall. I am wondering about how much labor would cost, with 4” cement and in floor heating. Just running the tubes. I will be finishing out everything else. I’ll run the water lines, the drain, insulation and electric, and finish hooking up the floor heat.

$22,500 for a fully enclosed structure that size is a steal. Amish have a great reputation in construction. Concrete work, figure @ least $120/ yard including labor.

I think you will be in the area of 50k for labor, concrete, underslab insulation and infloor tube.

Make sure the trusses they spec are designed to have a ceiling, some ag building trusses are not rated for one.

Will vary greatly by area I'm sure, but I believe I was quote $6k 5 years ago for an Amish crew to put up a 40x64 building. This didn't include concrete though I think, but I could be wrong.

$$$$$! Find your nearest undocumented crew and watch everything. Most contractors are using these crews nowadays, cut out the middleman and save some dough. I witnessed this first hand on my brother n law’s 75 square roof last year. He had multiple bids and in the end, the same crew that the contractor hired first, ended up doing the work for 15k less, due to delays.. Go figure.

Call concrete suppliers to see what they charge just for the concrete and let them know what you're trying to do. They'll almost certainly have someone they can recommend. Get references and lay eyes on previous work, you only get one shot at having concrete placed and finished correctly, not a good time for someone to be learning on your dime!

22500 is materials only. My concrete in southwest Missouri was 128 a yard + labor.

OP is just going to have to call 3 contractors and get written estimates. Go watch the video of the guys building that blew down in Kentucky with a 60 mph wind. He hired a cheap builder who took shortcuts.

Finally got an estimate. $9,000 for labor to erect the building. Then another $9,000 for the floor, which is labor cement and materials for the floor. So I’m looking at $38,500 total for the garage. I don’t think that’s to bad. I just got to finish the inside and put in water lines and get electric ran.

I assume that this pricing is for a "pole barn" style building, not stick built, correct?

Just paid an Amish crew 14k to build my 24x32x10 with 4 windows one man door and framed for a garage door. Went with a local concrete guy, full footings and foundation flat work and all the rock and dirt work. His bill will be 14k too. The Amish do great work and it was fun to watch them build.
