Well they got the roof on last week before another small snow storm came through. Too bad there is a few inches of snow on it and I can’t see what it looks like in person. They also finished out framing the main floor and just have a few walls to build in the basement. They are moving right along.

I think this week windows and doors will be installed and maybe start on the deck.

I will have to measure them but I think they are 16" tall LVLs doubled up and they run the whole length of the garage.

This build is going so fast I can’t believe it. In 5 weeks a 3 man crew is already putting in windows. Framer said they would are a week behind due to the weather.

We have really lucked out with the weather this year. Haven’t had any days below 0 degrees Fahrenheit. We have got a lot of snow but all things considered this is an easy winter so far. Knock on wood.

We did a walk though today with the HVAC, plumber and electrician subs today to start laying everything out. Plumbing and HVAC was easy but electrical took awhile. We have all the 120V wiring and the lighting figured out. I just need to decide on how many 220V outlets in the garage.

We will start roughing in utilities next week and keep rolling. It’s a lot of planning but it will be worth it.

We also got the deck framed in. It’s 10’x36’ and connects to the porch. I wish i would have made it 16’ deep but then if I had that I would want it 20’ deep. It never ends and I know that, so I’m just excited to have a big deck.

Yeah I tried to get a picture without it but then it didn't show the entire build. Its a hard place to take pictures of because its 114' long with the deck and the lot is 100' wide.

The big room will have pine tongue and groove on the ceiling so that will really finish it out. Yes we cant forget about the garage! Its the most important part.

I have been working on my garage wiring layout and this takes sometime and I keep second guessing myself. I want all the wiring in the walls for a nice clean look. I also want to future proof the garage for additional equipment.

My final solution is about 20 120V locations and some being 1 gang and a few 2 gang boxes. I made sure to put outlets for the garage doors and furnace. But overall I put less 120V locations than I initially thought I would. Cordless tools are becoming so good that I don't think I will need that many. All of them are 20 amp on 12 gage wire and 48" off the slab.

For 240V power I put one in the ceiling for the 2 post lift, 1 for the air compressor, 1 for future use and 1 at the middle of the garage doors for outside work. Plan is that they are all 40 amp with 8 gage wire. With this layout I should be able to have 240V power within about 15' anywhere in the garage.

For lighting I am using the Barrina lights from Amazon. I purchased a 12 pack of them already and am very impressed with them so far. Plan is to have 4 rows of lights and split them 50/50 so I can light each end of the garage independent. I will have 4 rolls of lights and 12 lights in each row. I am also putting the rows parallel with the garage doors.

Rough in is happening on the utilities and the build site got cleaned up which was awesome because it was getting bad. I got a few good pictures of the whole project.

Progress came to a halt for the last 2 weeks. We had a cold snap and been below 0 Degrees F most days. I think we got down to -25 degrees F. It is suppose to start warming up this week and early next week. The remaining windows and doors came in so we can get the house sealed up and then the siding can go on next. Very excited to see our color choice on the house.

We had an unexpected cost come up with the new electric service. Since it is winter they charge an additional $8.50 per foot in addition to the standard $5.00 per foot. With some other charges it came to $4,600. I was planning on $2,000. The power is coming from across the road and is 260' run. Only way to save on this is to wait till the frost is out of the ground or make the run shorter. So we are going to make the run shorter and come in on the backside of the garage with a sub panel. They will only run a sub panel on 400amp service.

The plan was for 200amp service, but talking to the electric company there is no added cost to increase to 400amp service. There is an added cost for the larger 400amp panel from the electrician. Hopefully we can save 75' of the run by coming in the side of the garage which will be about $1,000 savings which will get spent on the bigger panel. So in the end I wont save any money on this but I will have twice the capacity.

I also want the 400amp capacity so I can get a plasma table in the future. Plasma tables that I have been looking at require about 80amps, the gantry requires 20amps and the compressor needs 30amps. We will have plenty of capacity for this and all the major appliances in the house are on NG.

Yes we survived! Progress on the build came to a screeching halt with the below 0 degrees F temperatures for about 2 weeks. All things considered this has been a very mild Winter for us.

The custom windows for the lake side have been delayed a few weeks and is preventing us from getting the place sealed up. They are suppose to come in by Wednesday. Then we can get the remaining windows and doors installed and be ready for soffit, fascia and siding.

Plan is to have all the rough in utilities done this week so they can start insulating and get the heat on to thaw the place out.

Sliding door and custom windows were installed last Friday. Rough plumbing and electrical is almost all in. Insulation is starting this Wednesday. We are moving right along and The warm weather is really helping.

House is insulated and vapor barrier put up. Now waiting to prep the basement for infloor heat, plumbing and cement.

The pine T&G for the ceiling is getting delivered today. I need to start prepping it for a couple coats of clear before I install it.

It’s moving right along.

Started putting up the ceiling in the main room this weekend. It was a slow start to figure out the placement of the first corse and how the trim would be installed but once we got that figured out it went well. The wood looks really good and I’m very happy with it. It takes a little work to stagger the joints and make it look natural, but it’s worth it.



I also made the decision to infloor heat the basement and the garage. So we removed 2” of sand from the basement to make room for foam. My brothers father in law came out with his skid steer to haul, but everything was dug by hand. It went really well and glad it’s done.



Also got the dock installed, it just needs to be leveled and the jet ski lifts need to go in.

Yeah I went back and forth on it, mainly because of cost. But if you just insulate the slabs and run the pex now I can buy the rest of the system later.

Continued working on the T&G ceiling this weekend. Went as high as we could on the south side with 2 levels of scaffolding. Then went to the north side. Few more rows Togo and then we will put up a 3rd level and finish the center. A lot of work but it’s worth it.
