garage to 1bedroom

my landlord has a detached garage. it has a pipe going from the house to the garage with a 40 amp breaker. it also has the plumbing in place already for cold water, and a shower. the landlord wants to make it into a one bedroom apartment. is 40 amps enough to run just a one bedroom apartment?
I'm saying online that some are saying that 40 amps is enough to run a one bedroom apartment. I have been on jobs where I have seen each unit of a one-bedroom have a 60 amp breaker so I'm thinking 60 amps is the minimum. but this is a two-car garage. so it's not a giant garage with a giant ceiling and all of that.. it's a small place

40 should be plenty, older homes and many still do have a 60A service.

The question should be is if converting the garage into a bedroom is legal for your area.

With gas appliances should be fine, but as already mentioned, this going to be a legal, or bootleg, conversion? Another question is how will utilities be metered?

Is it a cold climate and if so will the heat be electric? What about cooking appliances? ...60 may not be enough.

No heat, gas cooking, led lighting and a television...40 is plenty.

The fact that is the size of a garage is about 10% of what needs to be considered. I'm going to ignore that you list electrical as your occupation.

1. where you live, it's not the way it is in all the rest of the country. the expectations where you live as far as a garage and inspectors and how much they inspect or if they care at all is different than other places. so if it is legal or not depends on where you live. and what life is like where you live compared to where someone else lives.

2. I am very used to the way tradesmen act like assholes towards one another insulting one another, shoving their horns up one another's asses to prove who is the greatest and who is not. I don't care what you think in that regard and I am not about to fight over any of that.

3. obviously, the situation is not a matter of an electric run unit. or I would not have asked the question in the first place. obviously if there's going to be heat and air and cooking all ran on electricity, I would not have asked the question.

4. I don't know one social media place where there isn't some mother f***** that looks at the other person's account before asking or answering anything from the person. what would be the purpose of looking through a person's account to see what you can find before giving a comment? there is only one good reason, and that is to be a stupid ***.

what does it need service wise? . does it need electric heat ? Air Conditioning? a stove? electric water heater?
40 amps is probably doable, but it will be limited.
as mentioned, is this , is this going to be a legal apt? if so there are probably guidlines that will have to be followed, and electric would be one of them.

IMHO, you work with what you have for this kind of unofficial living quarters. Worst that happens is you trip the breaker. After that, you decide appropriate action - use less power, or upgrade the feed.

Rome wasn't built in a day. My shop was once fed with #12 in smurf-tube across the back lawn. Then a 40A extension cord; and now finally a 90A subfeed/supanel.

The biggest variable not mentioned is the location that is nit listed in the OP or your profile.

Second is are the appliances gas or electric.

Electric range will have a 30 amp 220 v breaker.

An RV will have a max 50 amp 220v service to it.

So with good insulation and an efficient AC system it should be doable if the water heater and stove are gas.

It would appear that asking him about it being permitted and legal, tripped his trigger. If I had to guess, he was "asking for a friend" aka landlord and probably himself.

He is under the belief he pulled the carpet out from underneath the great membership here and by getting "free" information.

His attitude got him banned and any future accounts he attempts to start will get banned as well. The only person he "screwed" was himself. He could have stayed, got all the "free" information he wanted.


His loss not ours.
