I started this project a little while ago, but will bring it up to speed really fast! Living in a neighborhood and hate it, need more space and room - to many toys and the neighbors don't like toys! Purchased 10 ac in the country, solved the neighbor issue - just need to sell the neighborhood house:lol_hitti!

Phase 1 - put in small pond, need to figure out how big it is - still too much mowing!

Need a space for the toys and a shop to work on things!! Decided on a 32x32 T'd into a 40x48 with attic trusses for a 18x48 upstairs! Here is the begining stages!!

Ended up with 5 10x10 doors, wish I would have went bigger! The interior ceiling height on the 40x48 worked out to be 13' 4" - wish I would of put an upstairs on both sides - the 32x32 is a vaulted ceiling! The siding is a Hardie Plank cement siding - what a pain to paint, at least the first coat!!

Stock the pond and the fish should take care of the skeeters eggs. Aerate the pond
with a simple sump pump.Pour in some aqua shade or similar pond dye to keep algae bloom in check. Shop looks great!

be careful with aqua shade.....it keeps weeds down but that also eliminates oxygen in the winter when the ice is over top and fish will die....happened to my buddy a few years back...lost almost all his fish....

View from upstairs looking back at the pond, if you note the pile of rocks - our plans for the house are to start there and go towards the tall pines to the right, hopefully sooner than later!

Just a tip - think out your garage doors before buying! Put 6 10x10 doors in, was in a hurry to get the building closed in - wanted carriage doors, except I did not want the cost! Purchased the doors with the intentions of adding my own trim to the fronts to make them carriage doors, so I had the doors over sprung so they would be balanced . . . still looking for a good way to attach Azek. With doors that do not go up and down all the way, it is a PIA to pull anything in/out - notice the crushed in door - 2x4 slipped and bucket truck ran into it! I took out the 6th door realizing it was in a stupid spot, going to make it look like a barn door - should be done soon! Still have lots of panting to do, not my favorite thing to do!

So how long does it take you to mow your grass!

Well, as you can see from the pics there is a fair amount of clay that the seed did not take to (still have big top soil piles scattered around) - so I don't have to mow everything as of now. Currently I am at about 4 hours, I need to get a mower that will be used for the property - trying to decide between a ztr mower vs. tractor.

Having grown up mowing a lot of grass every week at my partents house (3 or 4 acres/week), plus working for a landscape company last summer, I would get a ZTR or a John Deere front mount mower over a tractor for mowing a yard. We have a larger tractor for mowing fields, but I couldn't imaging using it every week for the grass. Too large and difficult to drive in small places with a 3 point mower on the back. (A mid-mount mower would probably be a little different) The JD front mount mowers just eat up grass like nothing and are quick, but the new ZTR's drive and ride so nice. If it were me, I'd get a 72" ZTR, either exmark/toro or dixie chopper, they drive/steer very differently so drive both, the Dixie is very fast. However good deals on the JD front mounts can usually be found on the used market.

Nice looking place. I see that the contractor used a crane from Spencer, Ohio, how close is that to you ? You don't seem to be too far from me.

I am weighing the 2 options - tractor with a loader has more use, just slower mowing - ztr has only one purpose tho! Should buy the tractor now, should be able to put it to good use with the house construction and everything else! :headscrat

you won't believe it. The only regret I have in life is I didn't take enough of those
moments with my kids.

Very little progress - got my quotes to fix the doors (2 options)

Option A: Replace damaged panels and re-spring all 5 doors $800

Option B: Replaces all door sections with Coachman Carriage doors and re-spring $6000 and they keep all the old door sections and springs


**** When I ordered the doors I had them over sprung with the idea of adding my own trim to make them look like carriage doors, that is the reason for the re-sprining!!!
