Hello to you all.

I recently acquired a warehouse and while I was going over it with my designer, we noticed rubber rugs scattered all over. I decided to lift one up and discover a bunch of these in ground lifts. I removed the caps and there’s still all the parts down there but obviously I’m missing some things.

So far my hunt for parts only lands me to the seals you can see in the picture smeared with concrete.

Here’s where I need you’re help. I’d like to restore a few of them if possible. If not, I’d rather remove them so my floor can appear seamless.

Can any of you point me in the right direction? I’m located near downtown Dallas Texas. I’ll buy you lunch if you’re local and care to take a look.

Restoration will be $$, while removal will be $$$, especially if hydraulic fluid has been found to have leaked into the soils underneath.

Your best option is to install a top/skim coat over everything and/or do an epoxy floor coating. Consult with a commercial flooring sealer or good concrete contractor.

If you only now found these after buying the property, it sounds like somebody didn't do their due diligence. There's a good reason why nobody else bothered to remove them.

Chances are they were decommissioned when they started leaking and stopped working.

So these are hydraulic units and not air?
I assumed air due to the air lines with hoses on them running through the concrete.

If these are indeed hydraulic and have leaked, I would still want them removed and concrete poured in place. That’s of course, if they’re completely too far from saving.

If I were you I'd get as far from that building as you can.

Good to know. I’ve got an inspector on the way to come give it a look this Friday. Hopefully he’ll give me some good news. If not, I’m taking you guys advise.

Run unless the land and building is free. Disposal of contaminated soil runs $10k a cubic foot and the contractor will always find more contamination than first estimated. Sometimes the previous owner can be forced to pay for it but that's usually a court fight, and that previous owner could be you when you sell.

Based off the pictures, I suspect what you have are some In ground hydraulic lifts from the company rotary lift.

If you need parts the company you call is SVI they have all the parts you will need. They may not have anything wrong with them. You could have a local lift guy you could get him to look at them.
