There is a thread here on the GJ about a high-end garage condo build-out in the St. Louis area. Haven't seen it updated in a while. Great thread, but I'm too lazy to look for it.

Somebody asked us a couple questions about one in Sarasota, too. It may not have been exactly the same type of place, but I seem to recall they were going to do something similarly tall with 14' high doors. I could not convince myself whether the guy was talking about the already established one in Sarasota, "Wheel Base". It may have been. I see on their website they sold that place out in a hurry.

We have a Garage Town here, was a bit slow selling initially but I believe it's full now. Very cool idea for those with the income, my brother and I talked about buying one but agreed we wouldn't utilize it enough. Both of us are the type that will make ourselves work on our junk when we are lacking in motivation but if we had to go off site to do it nothing would happen.

Well, paraphrasing, it was something like "you're a *******." To be fair, though, there were really all non-attacking replies except maybe 2 out of 20. Every time somebody said "do this" he said "oh, I already thought of that".

Never defend yourself, that's what I think. You don't win anything.

Um not exactly right. I was attacked pretty hard and I never had a single response already though of that. It started with people saying we needed a GC and engineers (duh the project has been underway a year). I had specific things I asked about to get knowledge from people here due to their experiences on things that we can still choose and that didn’t go well to say the least.

For the 2 public apologies in the thread and several PM’s apologizing I’d say I got the short end of the stick trying to get opinions on things (like spray foam and epoxy floors).

Cheers, I had already left the site but something I wanted to re-read brought me back. FWIW we are almost sold out �� now if steel prices will follow futures and come down we will be in good shape because the timing should line up well.

If anyone had had the good sense to QUOTE the OP's O.P. then this would be a lot clearer.

But we didn't as normally that's not needed and so by virtue of that fail its easy to make it look, later, like the overall tone was belligerent and abusive.

My take on the OP's general direction was that he was asking to get in touch with a wide variety of local building trades with which to consult, with the idea of avoiding pitfalls during the project....and wanted to identify a TX-based metal building supplier to work with.

The initial "thought-tree" I had was that:

A) typically if an "owner" is not an experienced builder, they'd turn over the paper-designed project to an architect/engineer/GC and let them work out the details of construction.

B) if the "owner" was already an experienced builder and was going to act as engineer or GC, then they'd be sending their paper-designed plan-packages out for competitve quotes to individual trades.

C) if the "owner" was seeking advice from trades to help design facets of the project, then that was to make up for lack of knowledge in certain areas and that meant the project wasn't fully paper-designed yet, backed by my assumption no work had been done with an actual metal building supplier. I jumped to thinking things like potable water/sprinklers/sewer/stormwater/electrical distribution were not detailed yet.

But now we won't ever fully know due to the deletion. Sounds like I was way off base with what I read into it. It seems like a healthy market so I hope it all goes well.

Got any leads on who would offer insurance for one of these units? I’ve been looking fir years and zilch. I’ve had to purchase a commercial policy which is expensive and includes a Zoltan of coverages that are not applicable.
Any tips anywhere in the US would be appreciated.

Doubt you will get an answer. OP didn't like the responses he was getting for some of his posts, so he cleared a number of them and hasn't been back since April.

For your needs, it might be worth talking to some of the similar projects in SoCal, and see what they've done.

67-ls1, check Liberty Mutual, they have insured mine for the last eight years. I have a unit at the Carriage House of Johnson County in De Soto, KS, and just purchased the adjacent unit so that I can expand. Liberty isn’t the greatest, imo, but you are right, it’s hard to find insurance for these types of spaces.
