well, from the seller... Now I am just waiting on his bank to accept.




Nice 1100 sq foot house, an almost finished basment, and a 480sq ft attached garage with a 600 sq ft detached garage. :bowdown: I cannot wait to get this house! :bounce::bounce: She needs some love, but like every other thing I've bought I am completely amped up to rock it out in a weekend with long nights and beer! :lol_hitti

The attached garage is going to become our main parking and my shop. The rear garage will be winter storage for my Trans Am, riding mower, etc etc...

Awesome thing is since the garage isn't finished, my fiance understands before we move in I am going to be giving the floor an epoxy coating, and finishing the inside of it off with insulation and drywall before I bring in my tool boxes and equipment :D

Also, before winter, the plan is to repaint the rear garage as well. :thumbup:

Congrats! 1100 sf house, basement and 1080 sf of garage... The priorities sound good!

Add plenty of electrical before finishing the walls.

How do you get your vehicles into the back garage? Does it have alley access on the other side in the 2nd pic?

Congrats and good luck. I am going through a closing on a new house myself. Should be in in less than a month and I am totally stoked. My first garage!

Congratulations on the house, but I am sorry about the basement.

I am one who has never understood a finished basement. (lack of mechanical access, and a place to separate some jobs from the garage)

The rear garage actually DOES have access from the side yard, it doesn't look it from the angle in the picture but the side yard where it's fenced is 1 1/2 cars wide or so, and has a double gate large enough to fit through with ease! :) The T/A will only be back there in the winter, so it will only have to pass across the lawn twice a year. Once coming out of, and once going in to hibernation :D

short sale eh? We got our house on a short sale... def a good way to get a deal on a place, but it certainly can be testing! Uncertainty on the bank decision, mental state of the seller, and condition of the house when you go to do a walk through all can play with your head. Heck, we did our walk through an hour before closing and the friggin guy was still living there!

As an appraiser in California I deal with short sales every day and some go smooth. I'm not trying to scare you or tell horror stories but because so many of them go south for one reason or another I wouldn't get too attached just yet. If you have the patience you're probably set but be prepared for some frustrations. The record is 14 months but a lot of mine take 4 to 5 months for the bank to get their act together and respond. In that time the value of the property may have changed and your lender may request a new appraisal. Just have patience and congrats on the purchase. Nice setup.

GMAC owns the loan on this property. Their listing agent says he's dealt with GMAC numerous times and they are usually fast with these... He says their plan is to close by the end of June or in July...and that its an obtainable goal.. Which is good because our lease ends July 31st!

You *SHOULD* be good to go July 31st as long as all your paperwork is complete. I would call up all parties involved and ask them if any paperwork is missing. Seems like I would "be done", then a few days later need some other document. This happened numerous times and really can test your patience. Buying a home, especially a short sale, is not a guaranteed thing. I would be thinking of a backup plan come July 31st if you have not closed. Let all parties involved know that your lease runs out on July 31st and you need this to close by them. The bank probably won't care, but it may help get everyone else motivated to stay on top of them.

My agent and their agent both know that I need to know a closing date BY July 1st so I can give my moving-out-letter to our apartment complex 30 days notice. According to the seller the bank preapproved the short sale, so I am hoping to know in the next week or two because of that, but who knows... All my paper work is in order, and I have 3 preapproval letters + all my W2's + pay stubs for the past 2 years.... lmao

needs a bonfire Pit so whens the party? close to east lansing? if so we need to burn a couch


lmao. I'll be setting SOMETHING up. :D

having a month between closing and move out date of your current place is REALLY helpful. Allows you a couple weeks to work on the place before moving it. Paint, etc etc. You can take your time moving so its not such a colossal task.

Agree 110%... I want to epoxy the floor and insulate/drywall the attached garage before I move in and fill it with tools and tool boxes.

Having the pre-approved short sale amount is VERY helpful. Those are the ones that tend to go the best. Still, even if it's a bluff, be sure and let the agents know that you're not in love with this property and will "walk" if it doesn't close on time.
