    Between 705 & 1200 SQ/FT Modern Farmhouse w/ 36x25 2-Story Garage

I've finally had a chance to install some comfort and convenience items and I'm loving the way the garage is coming together. I installed a surround sound system including my Bose Acoustimas 16 system, 8' ceiling fan, 220 heater, and got some organizing done. I'm hoping to get some trim work...

Thank you! I'm glad you like it. We have wanted to live in Pungo for so long, we have to pinch ourselves at this point. Its small town life in the (relatively) big city. Sandbridge is great too. We have family from PA that are skipping OBX this year to stay in Sandbridge. Love me some Pungo...

Things are looking good! Congrats on the baby! The cost of building materials, especially wood, has been outrageous in my area. I have a client that just bought an expensive waterfront property and can't afford to build a custom home on it at the current prices as planned. I was fortunate to...

Where in HR? I'm in VB. Do you have room in the back to build one? Have you checked your setbacks yet?

Mine just wouldn't be the same without it. Pretty easy, used the gutters and downspouts to run the cable.

Thanks! We were able to take advantage of the 10' ceilings and make the hearth into bench seating. I wanted a grand feel to the fireplace as well, grand but understated if that makes sense. Finished fireplace with the first of our decorations. Pic for scale, mantle is at about 6'6".

Looking good! Make sure the electrician and the plumber/hvac are on the same page when it comes to low voltage wiring for thermostats, remote water heater controls, garage doors, etc. Ours were not and as a result we have wifi controls for our garage door openers and tankless water heater. I...

One of my projects over the weekend was to to uplight the front elevation. I think it turned out great. I have a couple lights that appear whiter so I'll swap out some spares to see if I can even the look. I should be putting the final coat of paint on the mantle tonight, it's looking...

We are finally getting started on some of our interior trim projects. The mantle will be about 6.5 ft tall and we'll have floor to ceiling trim to make it a real focal point.

    Drafter vs Architect?

Absolutely someone has to sign off, and more times than not in residential construction its the engineered wood manufacturers engineer that reviews the plans and designs/certifies floor/roof systems. Its not about the degree though, its about the registration. In my initial design consultations...

    Drafter vs Architect?

Here's another thing to consider. Registered architects are not required in residential design. Individuals with degrees in architecture that want to work strictly in residential design will not go through the additional effort of sitting for the ARE (registration exam/s) for professional...
