    Enough Light

    I have 30x30 with 10, 4' 2bulb t5 HO. I put one over each work bench and 8 spaced where the garage doors (front or back) will not block it. I'm happy with it. My eyes are 50. I had t8s in my prior 2car and I like this better.

    Propane tank location

    Mine was 10' from the property line and 10' from the structure. Good luck, Bill. Also I used the plastic line and buried it.

    Workshop addition...wide pine plank flooring...thoughts?

    I like 1 1/8" t&g plywood for a subfloor. I also put a few deck screws in it to stop any sqeeking. Then you can put what ever you want on top of it. Good luck with the addition, Bill.

    Building second floor in a shop

    Hi Ken, steel is getting cheaper and if you went a little larger on the I beam you could engineer it for a hoist with trolly wheels that run on the bottom of the I beam. Simpson makes hanger that are designed to fit the top of an I beam for your floor joists. Good luck. Bill.

    Buying a house, killer garage!

    Looks great, It would have been easier to upgrade yours instead of tearing down and building new like I did. You can always add a new panel and surface mount any needed outlets or voltage and even leave that one for looks. Also you may want to cover the foam for better fire proofing...
