Kinda crude (still a rookie at this) but you get the jist. Replacing a 1950's dirt floor 12x17 with this. Going to try to match the 1908 style of the house with a carriage house touch. Planning on 26X30, which is the limit of my allowed hard cover percentage, but also I don't want to lose the big maple tree in my back yard.

Wow, that's going to look great! I can't wait to see progress pics of the build.
When I build my new garage I plan to match the design to our 1910 house as well. I'd like to build something that I can have either a loft or a full second floor in.

Laredo I gotta say for a rookie you did good looks like a great plan . I also agree with keeping the Maple . Thats about all I have left after the winter ice storms is my Maples and even with the massive cleanup every fall I wouldnt give up my maple's .

Laredo, that looks great. I put 9' doors on the front and rear, it works good for a work space or cars. Good luck and keep us posted. Bill.

I am hoping for that as well to move my home office into but may not get it. City zoning considers that an "accessory dwelling" which requires a minimum 10K square ft lot. I am just barely short of that by a couple hundred sq-ft.

I am concerned about how close I can get to it. It might mean knocking 2 ft off the width down from 26 to 24 ft wide - which would NOT be good. I have been doing some checking around and comparisons with some existing garages found that extra foot of space on each side wall makes a huge difference for open car doors, cabinets, shelving, etc.

If the tree means that much to you, I would get a tree guys advice.
You have to worry about cutting roots, poisioning the soil with concrete, etc, etc.
Around here there are "soft" and "hard" maples.
The soft are almost weed trees.
They grow fast and and don't seem to mind bad dirt.
The hard are more fussy.

It's JUST a garage. I went through something similar on mine....made the mistake of saying I was going to use the upstairs for storage, etc. Plans rejected. Once I 'understood' the difference between a 'garage' and 'other' structure, "It's just a garage".

Just wait until you get buy off on the permits before you 'move in'.

what is the orientation of the property,n/s..........reason i ask is if the tree affords cooling or any other enviromental advantage, worthwhile keeping i say.........otherwise, my neighbours tree drives me absolutly nuts and has no enviromental advantage for me or them............yet most of the leaves seem to end up in my yard.........
