DIY 12x12 Metal Garden Shed Build.

I woulda framed the openings "different", as in proper. I know it just a shed, but you should sister on some studs under the window, and one above to act as a header. If you're going to home build doors, you will want to King that opening too. You're foundation may be adequate since I don't...

40x60 with Apartment - Floor Plan Review

A few more thoughts. I don't see any mechanicals (water heater, hvac, etc) Under the stairs may be the plan, but if possible you might consider a full basement under the apartment (exterior stairs or a return under the mezz stairs). It would add fantastic storage and easy access to...

40x60 with Apartment - Floor Plan Review

A couple of thoughts regarding plumbing. 1) venting that dryer location will be a PITA 2) the "wet wall" drainage appears to have a 45 straight run to the shower and toilet. Will this have underground access (I.e. A crawl space) 3) the vents for DWV look like they shouldn't be too big an issue...

Got my new shop all wired up, any changes I should make?

For the sake of a future owner/maintainer ... Make a DETAILED diagram of switches outlets etc. printed out photos of the hidden wiring runs is also helpful. Keep one copy with home records and another taped in a bag at the load center

    Workshop Garage build - 26X26

Have you considered a basement or crawl space? Gives a location for utilities (including DC, compressor, boiler, etc) and easy underfloor routing. I also hate standing on a slab ...

    Garage rebuild - design considerations

A few thoughts: Frame out for an overhead door even if you don't plan on installing one. The backside area sounds ideal for compressor location and garden/yard stuff (means more room in the workshop) Storage trusses are nice for the obvious reasons. Check zoning requirements. The...

    Old(er) Garage Addition

I would: Upgrade the electrical and insulate/seal up the existing garage. Add a 10x12 shed to hold misc items (useful also when rehabbing the garage) From the looks, an overhead door might not be feasible Your existing 20x24 can be plenty of space WHEN it is only used for workspace. If you're...

Putting a basement under my garage (& back yard) ?

I would suggest a mini-excavator and a dump trailer. Weld a mount on the back of the bucket of the ex for a ball to maneuver the trailer.

    Financing a detached garage

My advice is, calculate your net worth (I'm assuming it's negative due to debt). Next calculate the cost of that debt, prorate some versus others (e.g 3.5% on 200k vs 10% on $10k). Mortage debt can be discounted somewhat depending on tax bracket, other debt not so much. If your negative net...

    Garage plans and City codes!

Re: Garage plans ad City codes! I second this ... when planning/building, the only questions are what is allowed and what isn't. I'll also offer, a bit of lipstick on that, and you can sell and build/buy nowadays. Get a better house and garage. (e.g. how many bedrooms do you need, where is...

Putting a basement under my garage (& back yard) ?

I'm still back to the geotech issue. A 10'+ hole within 3' of a structure where there wasn't a plan for the excavation when the structure was built is a concern. (full basement homes not so bad, floating pad garages tho?) FWIW, the reason I say 10'+ is because of the 'plan'. I'd guess 6" of...

Putting a basement under my garage (& back yard) ?

I'm not talking about CA issues, I'm from AK (just winter in CA:) ) In AK, most places don't have permits required unless your near a salmonoid waterway (recently 'floodplain'). Still, I'm not getting 10 feet deep in a hole without a 'plan' (AK has issues CA blowhards can't even contemplate)...
