My main question is bang for the buck and usability on size. 40'wide x 56' deep is my number one pick but that may be out of budget which is 50k-60k.

Where would wood be in contact with the ground? I agree a mortgage may be harder to secure, there seems to be a stigma attached. The wall insulation cavities are like 9" deep so they are more insulated than stick built.
