    I went the variance route to build larger than the 650 sq ft they allow. It took a couple months but went through without any obstructions. I also got approved to enter the rear setback at the same time.

    Use a quality hinge. These doors were 5/4 frame with plywood below the windows with v-groove inserts.

    You could stick frame the gambrel if you add knee walls with the studs stacking on your joists and a double lvl ridge beam. Check out my 25x35 post in the gallery. The overhang might get into your garage door openings though depending on pitch.

    Might do a 15 or 22.5 degree bevel on the ends and glue the joint. If the joints are staggered I see no issue between studs. The wood will expand and contract so there will be seams showing over time

    Handrails I made for the house. I had to put the ******** the bottom to cover the existing holes that I should have plugged when I refinished the steps. The smaller posts threw the layout off.

    Do you have a pressure reducing valve inside your house? I would connect to the entrance line before that. I think that you would need the additional pressure to run irrigation and cover the distance

    Advice on mezzanine shelves

    I would fit a 4x4 with an eye bolt screwed between 2 rafters at the top cord to spread the load. The bottom cord is designed for insulation and drywall weight. Maybe use 2x6 frame holding the plywood that would require fewer chains

    Thanks, I ran the idea by my engineer. Framers were onboard and had it up in less than 2 days. The slab is thickened for a future 2 post lift. The gambrel design matches the house design.
