Are you going to run antifreeze in the boiler? If not I wonder why you need a heat exchanger and the mixing valve.

I'm looking for heat only at this point. I debated about putting the boiler in the basement with an indirect tank, but that puts it 80' away from the radiant load and there is a lot of sheetrock in between there.
