Well, my buildings regulations office has officially marked this foundation 'not approved, doesn't meet submitted plans'.
Now where discussing frost heave issues because one of the block walls over hangs the footer by 3". :headscrat
We're cool and I appreciate all the input everyone is giving.
When I was taking pictures I was excited, been wanting this garage for 15 years. Now I look at the photo's and I should not have been so giddy. Now I see lose soil on the bottom, roots, dirt in the mix, not even sure if it's...
Yes it does. Worst I've found so far is at the point of the crack. Block sits on overhang about 3 inches off the footer. Photos attached.
The more I learn the more I'm finding out just how f'd up this really is
In addition to the crack and missing rebar i'm extremely concerned about the way the pour is spread out on top. There's concrete spread 4 to 6 inches out away from the footer. Couldn't winter weather conditions get under this and cause lifting and cracking in new areas?
Thanks guys!
At this point no structural engineer has been on site prior or after the pour. And there was not a soil test done.
I've made some calls to a structural engineer to get their help.
My gut wants it out and redone. The soil disruption and stabilizing it is my biggest concern. I don't want to take a problem and compound it.
Then I look at the trench photo with the pour going in and that soil is loose. I foresee more cracks in the future. Its only 3 week old now.
Interesting suggestion. I had a commercial construction manager, well known in our area, made the same recommendation. My GC's architectural engineer shot it down.
Readhead - I'm just a novice homeowner who's never contract work out before. I was taking pictures out of excitement of my new garage. I've become a lot more educated since the discovery of the footer crack. Looking back at the photos taken has also help. IF I was experienced, I wouldn't...
Thanks for the feedback guys. My GC knows they f'd up and has verbally admitted to it saying, what every I decide, I'm in the right. At least for now until I decide.
I'm trying to play it cool by allowing him to make some suggestions. The best he's had is bolting a steel plate across the...
Hi readhead - I never approved the change. I expressed my concern and it was still an open topic when the crack was found.
The mason did drill and tapped vertical rebar into the footer for the block.
LXCam - Your so right!
Jeepster04 - I've read that footer thickness should be double wall...
