I'll check this out. Unfortunately, I just bought this bank owned house. So far this has been the only problem with the house, small potatoes, I know but it just buggs me.
To me, (the untrained observer) it seems to be coming from inside the panels. I have had plenty of garage doors and NONE have held this much water. I will further investigate and let everyone know what I find. JT
What I have is when it rains hard and the garage door gets wet it retains water. (must be a female door) Seriously.
So after a hard rain I'll open the door and the panels retract up water just starts dumping out of the panels as they go up. Anyone out there have advise on how to fix...

Just wanted to thank you for your write-up. I went with your advice and made some spiked shoes (even though I thought I wouldn't need them) boy am I glad I did. Those came in handy. I had to walk across to flake some sections that weren't as evenly flaked as others.
One other...
I just did my garage with epoxy-coat it was a 25x30 foot garage. It turned out great, I would highly recommend this brand. The customer service was top notch and the product application wasn't hard for a total novice like myself.
Time will tell how it hold up, I have a feeling it should be...
