36x40 Attached Garage / Mudroom Build - Layout Suggestions

Thanks guys - That's good input. I've been reaching out to surveyors to define our property line, and find out how far we can build. I'll be going with an extended height 2 post lift in the work bay - The Amgo OHX-10H is 11' wide, and offset to the right against the 2nd floor support beam will...

How important is rise height on a 2-post lift?

I'm looking to get a tall two post (I'm 6'3"), but seems like lots of the companies spec max rise using their tallest lift blocks. That's not going to help w/ the low clearance road race car! Here are the options that I've found for extended rise 2 point lifts: Rotary's SPOA10 gets 81.5" with...

    2 post lift I10 vs VLE10, I10 it is.

@brianpgriset - Can you share the spreadsheet? I'm in the same boat! I've been putting everything on a OneNote page. Rise specs seem to be all over the place, with the budget companies including the height of the adapters (e.g. 69" rise lift turns into a 75" when you use the 6" tall truck...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

@NUTTSGT & @manwithtools - Thanks for the input. The divider wall wouldn't be load bearing - I would spec the column to go there, however. If the posts are between the bays, past the front corner, it should be in the least-bad location. Future F250 owner could remove the wall and leave the post...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

Thanks for everyone's input! We're meeting with the designer next week. Next step is figuring out how to do the foundation. Save existing or demo?

New Workshop Foundation - Save or demo existing? Footing/stem walls or insulated FPSF?

I'm having a 40x40ish attached workshop built to replace my existing 2 car garage here in New England. My Cape was built in the mid-60's. I'm guessing the foundation is 48" frost walls. Would we be able to cut down the existing walls 8" below ground, and tie the additional foundation into it...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

@jack stand - I think the designer did it for aesthetics... And maybe a little shorter beam to free-span the bonus room above. I'd rather have that corner back, and add a 4' deep mez for storage. I'll check in with a truss company too, see what they suggest before bothering the designer for more...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

Looks like floor drains are no longer allowed in CT... In a perfect world, I'd have the right two daily driver bays pitched 1/8" per foot towards the door, and the left bay with the lift (and race car alignment) flat, along with the back half of the garage (workshop). Last 3 feet at the door...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

Thanks guys! @72Anthony - I'll add the slop sink in the corner by the compressor and dust collector. It'll be nice not to have to wash paint brushes in the house bathroom too. @carlaisle & @JuncleJohn - The half-wall (with glass on the top half for dust control) would be 21'4" from the inside...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

shade - I'm comfortable doing the electrical, and plan on 20a receptacles everywhere. Add some 240v/20a for the woodworking and lathe/bridgeport, 30a for the wife's PHEV, and a 50a for the welder. I might run some conduit before pouring the floor, so I can have the table saw in the middle...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

Sorry, should have been one sketchup screenshot. It's been a living drawing. Orientation is the same as the existing (2 car) garage, which would be dismantled. Renderings are from the designer, which I matched in sketchup to play with layout options. Thanks on the sink suggestion. It wouldn't...

36x40 Attached Garage / Mudroom Build - Layout Suggestions

I've got the opportunity to build my dream garage - a 36 x 40, so my wife can have a mudroom, of course! We're planning on building it to have a bonus room / bath / bedroom above it, and high ceilings in at least one bay for a 2 post lift. While it's still in design, changes are way easier...

Garage Addition - Teardown and New Build - Cost Estimating?

Stuart - Thanks. I'm starting to write down requirements and look at options to narrow things down. I wasn't ready to dive deep into every detail, but I think I'll need to. The spreadsheet will help. Was just looking at foundation cost. Holy ****, 48" footings and stem walls are expensive...

Garage Addition - Teardown and New Build - Cost Estimating?

Yup - That's the cost for the architect, not construction.
