The problem with this is you’re going to get the standard POS 19’x18’ two car garage with 8’ ceilings. Still no room to work and not high enough for any sort of lift.

Was the PEX tubing exposed to sunlight?

This is what I do. I do one corner at a time. I go around the car and go up 3” on each lift. Sure it takes a while but there are always 3 tires solidly resting on the cribbing. Maybe I should build a shop and get a lift but that’s a problem for a different day.

I think lead is expensive because every place smelting lead (at least that’s what I think it is called) in the US has been closed down by the EPA.

Could you put stringers on the existing roof then another later of plywood and then shingles on that. Basically create a wanted space between the existing roof and a new roof assembly?

I wasn’t aware of it but there was a small leak at the top of the faucet where the stem comes out. I tightened the packing nut and it stopped the water leak. The box is pretty well hidden by the washing machine.

Why not move to a better house?

When I build my next house it will be 12’ wide per car plus an extra 2 feet on each side. So a 2 car would be 28’ and a 3 car would be 40’.

I wouldn’t want to have a garage with out a floor drain. Nothing like going out to the garage in the middle of winter and giving your vehicle a wash and wax. Maybe put drains in two of the stalls and leave one flat. How many cars do you regularly drive in the winter? Some people have a nice car...

Seems like some of these setups are for professional shops.

If you use screws figure out how many and then set up a pattern so they will all be symmetrically uniformly spaced. Make it look like they were intended to be seen and look good.
