Skil 18v cordless drill for $30 at HD

That is cheap enough. I keep my "old" skil dual power source cordless drill around. I use it to predrill my holes, then use my 19.2 Craftsman to run the screw. Skil has great customer service also. My Skil was a couple years old. The rebuilt the trigger for shipping only.

    New garage door

When you get an realestate agent, talk with them. My opinion, I would replace the whole shooting match. You can probably get a garage door for what 400 bucks or so, a opener will set you back another 125 or so. People nowadays expect garage door openers.
