    I too would look at a mini split or at least figure out where I might put it and run the lines and cap them at both ends. They have cassette units that fit into ceiling joists.

    The one thing I noticed early on is the steel ceiling. Generally you need a fire break with 5/8 fire rated drywall when there is living area over the garage. Looks nice though and great DIY work.

    As for price, I paid $9/sqft. I broke ground Jan 2020 just before covid hit. All my prices were pre-covid. I think we used 150 yards if I remember right. He calculated 136 but footings got bigger due to base soil which is mainly gravel. What kind of use will your building be?

    Get a couple of pieces of unistrut and place them sideways and use some unistrut trolleys bolted under the shelf or weld them an angle iron frame with wood in it.
