    Is 60A enough

We explained that to the #$@#### realtors over and over only to be blown off. They had an electrician put two ground rods in at the attached pictured panel several feet apart and used a #8 or #6 wire and called it good. We still went back and forth after that and they credited me $450 to run a...

    Is 60A enough

@wyliesdiesels No there isn't any conduit in the ground as far as i can tell. Only PVC going into the ground at each end. It appears they direct buried 65' of wire. I don't think any of it was permitted. Hard to tell since the owner passed away in 2012. I will have do do some digging next...

    Is 60A enough

Are you saying to leave the 100A main in the new panel? Can i just have a 60A at both ends?

    Is 60A enough

It is a phone line that isn't supposed to be in there. It is now non-functional. It is a 3 wire feed. The inspector made them install 2 ground rods several feet apart and it appears they used a #6 copper wire.

    Is 60A enough

Just moved and have a detached garage. The Main panel on the house is 200A has a 60A breaker for the detached garage. The picture is of the panel in the garage. Looks like #4 aluminum. I'd like to swap the panel out with something that has more breakers, keeping the 60A overall capacity. Is...

Mud jacking or Poly jacking choice

Bill, The corner would be adequate since that is where most of the drop is. Unfortunately it has dropped a little along its entire length.

Mud jacking or Poly jacking choice

yes just the 4X28 section has sunk. Really curious about longevity of mud jacking. I have been reading that mud jacking will eventually settle again.

Mud jacking or Poly jacking choice

I have just moved to a different home and the shop was added onto in 2003. The original structure is a 20x28 floating slab with stem walls for the structure to set on. They added a 4x28 section in the back and it is monolithic. It has sank about 1 and 1/2 inches in a back corner which has left...

    Between 485 & 705 SQ/FT Jarhead's new journey

We bought a house about a month ago to be closer to our daughter in Littleton. Still haven't sold the house in my link below. This will document my downsizing journey, although the new place has a 2 car garage and a separate 3 car garage (24X27), i am only losing 250 sq feet overall. I suspect...

    High lift conversion, Height needed?

Ya it's definitely sketchy. We were allowed $4500 at closing to help fix the garage. Will have to tear out the sheet rock and all the insulation to get a good look at what all was done sketchy. Yes someone added 4' to the back of it, no permit for the garage or any of it's modifications that i...

    High lift conversion, Height needed?

Older picture but can get better one today when we are there. It's about a 90 minute drive.

    High lift conversion, Height needed?

I am wanting to angle the upper tracks up on this (the left door from the inside of the garage picture). I realize there is currently no room to do so but i am working on that too. As seen in the picture the torsion spring is nearly touching the rafters. So i don't have any room to raise that...
