    Tankless water heater opinions

look at the reviews on Amazon.com for a few different makes. they are typically highly regarded when freshly installed, but people tend to change minds aftera while about them. I almost went with the Bosch, but after reading all the horror stories and three plumbers telling me they have ahd...

    Lets Talk Hinges

the hinges are very smooth. I originally wanted ball or bronze bearing hinges, too but the prices on those were not justifiable to my wallet. I figured these are intended to be used on semi truck doors, which are about the same size and environmental exposure, so I used them. I owuld use as...

    Lets Talk Hinges

I bought 19" heavy duty strap hinges off of the McMaster Carr website. I want to say they were around $20/each. Part number 1796A15 I used 3 per door and my doors are 8' x 4' and around 200lbs each, maybe even a bit more. Keep in mind that you will have to gut your rough opening and seriously...

    In The Market: Cordless Drill

IF you go Rigid MAKE SURE YOU FILL OUT THE WARRANTY CARD. If you don't then you don't get the lifetime warrranty, you get three years (which is still pretty good). but the murder part is the batteries. Rigid Li-Ion batteries cost more than any other brand, including dewalt. And for the record...

    In The Market: Cordless Drill

The problem with bieng an engineer is that you notice all the little details that go back and forth between different "brands" of tools. I'm not sure if the deal has gone through yet, but Ryobi either owns or plans to buy Milwaukee, and they already make some of the cordless stuff for Rigid...

    32x32 pole building

I buily my pole building with 6x6's at 4' centers. yes, it's overkill, but it makes life easier when you go to sheathe the building with something like T-111

    Wood Floor in a Garage?

when I was planning my garage, I wanted a wood floor very badly. the town shot me down on the idea, becaase it was against code. (It actually is against code, I believe IBC and UBC both have provisions against flamable material floors in garages) At any rate, I had progressed the wood floor...

    Construction question, adding a bump-out?

If you're going timber frame, then auger your post holes and place the posts for the roof framing. I did this with my garage and I had no floor slab until everything else was done. One question I have for you: how are you planning to get from the main garage out to the shed-bump out area? I...

    engineered wood flooring???

you mean engineered thin veneer over plywood flooring. (I wouldn't buy it, either) Laminate is bascially the same stuff as formica countertops and it's nigh indestructable. The pergo in my living room laughs off the sand and lake muck people track in from the back yard, and it doesn't even...

What to use for bottom of wall?

I have 10' clear in my garage. the bottom two feet I did in a sort of wainscoating made up from 5/4 Pressure Treated decking stock. looks good, impact resistant, hard to stain, rot resistant, and I can hose out my garage floor without worry.

    Pole Building Posts

laminated 2x6's is stronger than a solid 6x6, as per the NDS wood specifications. whether you go to a lumber yard or home depot, pick and choose your lumber stock. I've seen **** wood come from both sources.

    Blown Insulation- R Value?

I've seen R-15 for 3.5" thick batts, and if you've got the bucks, the closed cell spray-in foam insulation gets (I think) R-6/inch.nice thing about the closed cell is that you can over-fill it past the 2x4's if you want.

    failed inspection?!

I am a structural engineer. I'm not going to stamp your plans, but if you send them to me as a .pdf, I can review them and maybe offer some suggestions that will appease the building inspector and still make room for your lift.

Anyone used synthetic stone on the exterior?

Fine Homebuilding magazine had a really nice article on handling and installation of cultured stone a few issues back. I'd check your local library for a back issue. Keep in mind that cultured stone is 'SPENSIVE! It varies in cost from $6/sf to as high as $20/sf in the open field areas, and...

locking vs non locking flex head

I have gearwrench flex heads and I have Craftsman locking flex heads. The gearwrench flexies we nie when new, but they got floppy over time and now they frustrate the hell out of me. I swore them off until the locking feature came out, and I like those much better, now. Just my opinion.

my Permit will be denied, what to do? Variance?

any news? which Washington NJ do you live in, I think there are like 2-3 of them.

my Permit will be denied, what to do? Variance?

<sigh> there are good things about NJ that go with the bad. yes, there are a lot of hoops to junp through, but most of the hoops are there to protect people and their property. I, for example, live on a lake. Many of the rules I had to dance around are there to make sure the lake stays clean so...

    Trusses vs Stickbuilt

at 24 feet, you're in wood I-beam style floorjoist terroitory, and probably something in the 12-14" deep range, at that. 2x6's will NOT work. if you want to avoid trusses, you're also going to need a serious LVL ridge beam and some beefy collar ties.

my Permit will be denied, what to do? Variance?

lol. three weeks after I finished the garage I got a tax bill for an additional $130/quarter in increased taxes. I can't wait until the 2nd floor addition is done. for the variance, in my town, I had to cut them the escrow check and fill out about 15 pages of application forms. You also have to...

my Permit will be denied, what to do? Variance?

you're in NJ and you're having zoning issues. shocking. You have two basic options as I see it, and depending on how flexible the town is willing to be: 1) Apply for a variance. Not fun. I've been there, it took me 14 months of aggrivation to build my garage and if I weren't a registered...
