    So what's to stop the vendor from selling it to someone else who is prepared to sign a contract? Maybe it's a buyer's market over there but any prospective buyer here using that scattergun approach would lose them all and forfeit any deposit in most cases. Just wouldn't happen here.

    I've only wrestled with those washers a couple of times but no doubt I made the same mistake. What turns out to be the correct orientation seems a bit counter intuitive to me but that might be an aesthetic issue with the lip around the circumference facing out not looking as neat to me.     How 'bout that! We lived there from mid '85 until the end of '89. My second child was born in Canberra. We rented a place in Dryandra Street opposite Black Mountain reserve which was pretty nice.
