You will need to go the county, city etc. and get a copy of the Plat your property is on. It will show any easements. Sometimes this can be viewed through the country, city website.

Do some cosmetics to make it look better, but leave it alone. The original builder did a great job.
I think LVL is cheaper than Glulam.
