The metal looks bad, as you said, but to it seems it needs a second or third coat of paint. Right now it looks patchy and uneven. For the roof, I have used caulk, rubber coat spray and Henry's Tropi-Cool roof seal on my campers roof with great results.

This is incorrect. Collar ties are for the top of the triangle and are use to stop upwards wind lifts. They can't go any lower than 1/3 from the peak What you're referring to is rafter ties. By moving the ceiling joists 1/3 of the way up, they now become rafter ties.

I try to do everything myself. I tried once to tint windows on my old Toyota and wanted to kill myself after about an hour. Never again.

My brother is moving there in June from Ohio. Like yeah, snow ***** but I remember from when we lived in Florida back in '93 and the summer heat/humidity was absolutely brutal.

My cellphone camera does not do the paint color on the walls nor the cabinets any justice. With my phone it looks like a dark gray but in reality there's a green tint to it that makes them stand out. Maybe once I add more lighting and use a better camera they'll come out better.
