    Sheet the lid with whatever you can afford, if the trusses are rated for a dead load, OSB, sheetrock or metal. Then blow in as much insulation as you can afford. I have 24" of cellulose and people are always blown away how comfortable and evenly heated my 3000 sq ft shop is.

    Question about passing a water line and air line through wall from house into garage

    I see a drill in the picture.... You can clearly see where the studs are by the non finished drywall. Drill a 1" hole through both sides with a wood bit and toss a black iron pipe through the wall and secure it.

    Propane from tank to building hooked up. They are filling it in next two weeks while I am gone. And got interior shop windows trimmed out. Out of curiosity what is propane, bulk delivered, going for in your area right now?

    Why NOT to use #12 wire for lighting circuits

    Over 10k feet it would be a savings of $800 so meh.... If I'm a contractor building 100 houses and I want a new car I'll just factor it in.... ;)

    I used 12/2 for all my lighting circuits... Not that much harder to work with and I can run all my lights on one breaker with each light switch feeding the next. Works for me.

    storage above garage, did we screw this up?

    So by the looks of it your garage is not framed with normal trusses. Your roof system IIRC is built with a non structural ridge beam then there are rafter ties to keep the walls from pulling apart. Your ceiling is just 2x4's spanning the entire distance. I would not be putting much weight up...

    I used this wire... Here And these speakers Here with a decent 7.2 amp anything above 30% you cant have a pleasant conversation ;) I have HDMI buried for a projector but if i was going to do it again i would use flexible conduit for "future proofing"

    Anythig else to add before sealing walls up

    Mines wired for 7.2 surround sound and a projector... best upgrade yet. Also rip everyone of those duplex outlet boxes out and put in quad boxes. might cost you $100 but in the end you have twice as many outlets. And yes bury the door opener controller wiring. As for the sensors mine are dummy...
