    New roof.

Are you asking about metal roof panels, or metal shingles? 85 years is a looooong time. I'm guessing prefinished galvanized steel will be the material used? Depending on the coating color, etc., there will be fading over time. Most kynar-coated galvanized steel noticeably fades within 20...

    new guy in northern virginia

That is good news. Here in Alexandria the process is much more complicated, as they passed an ordinance in 2008 prohibiting front-facing garage doors if your lot is wider than 65 feet. If I have to go with a side entrance not only does the slab slope the wrong way but I will cross the property...

    Opinions/Experiences with Modified Bitumen?

That usually is not available for 1- and 2-family homes. And most membrane roofing manufacturers have minimum 20 year warranty charges of about $2,500. TPO only has market share because the manufacturers had the vision to jump on on the EnergyStar bandwagon early on. It definitely is not a...

When you cant use wooden handled tools.

Plenty of local Health Departments around the US will not allow wood-handles knives in restaurant kitchens. You can point the inspectors to research/ internet articles, but for some reason that does not seem to change their enforcement.

    Vapor barrier needed in Michigan?

'Warm side in winter' is for areas where there are more heating days than cooling days. For southern areas where cooling dominates, the VR should go on the outside (i.e., warm side in summer). JCByrd24, I did not take it as arguing. In general the term vapor barrier is used a lot on this BBS...

    Vapor barrier needed in Michigan?

There has been a lot of uncertainty since energy prices shot up and insulaiton levels were increased in the Codes. the 2012 IRC finally laid down some pretty specific requirements. Down in South Georgia I suspect you should have a VR on the exterior side of the insulation and probably noting...

    Vapor barrier needed in Michigan?

Class I just means 0.1 perm or less. The term 'vapor barrier' has gone the way of the Dodo. It has been recognized that none of the materials/ systems were actually 'barriers'. Also, WRT the polyethylene, once all the fastener holes for the metal wall cladding go through it, it is a little...

    Vapor barrier needed in Michigan?

The problem is the term 'vapor barrier' is being used by some instead of 'vapor retarder'. Also, be careful of getting reliable info by Googling, as you get a lot of stuff written by people who have no idea what they are talking about.

steel beam or LVL size for storage loft

Access the IRC online and look at minimum load requirements for storage areas, if they list it. For commercial constuction, I think it's usually 100 psf or so (not sure for residential as we don't work much on residential projects). Suggest if you put in a beam you ensure the whole mezzanaine...

    Vapor barrier needed in Michigan?

What is 'rarely heated'? OP says "it will only be heated when I'm in the workshop area", but is that daily? weekly? (the metal siding on the inside ws already clarified above) How hot and humid is it up there in the summer? My sister is in the UP, and they definitely do not have a long...

Heat loss/ventilation in 30k sq ft building

There is a very high likelihood of condensation. Best to leave the space vented, although dehumidifiers might do the trick (although not sure about in such a large area unless you put in a system to move the air). The proper type of person to contact would be a mechanical engineer at an M/E/P...

    Anybody with flat roof experience?

You would be incorrect. If there are two roofing membranes in place the Code prohibits installing a third. We are talking full membranes here, which could be a 4-5 ply BUR, or a 2-ply mod bit. But you cannot keep adding full single-ply mod bit membranes on top of what is there and not both...

Heat loss/ventilation in 30k sq ft building

It was fairly common to vent the under the concrete roof decks in the early 1900s. The systems usually had intake openings in the exterior walls (small perforated recangular plates), and exhaust was out through gravity ventilators mounted above openings in the roof deck. While you can close...

    Vapor barrier needed in Michigan?

Thanks for the correction! The metal siding is on the interior not exterior. The condensation would form on the sheathing.

7 or 8 layers? By code you can only have a maximum of two layers (for a reason). If you keep adding more layers of mod bit over the years you are increasing the dead load by quite a bit.
