If it's at all possible, I'd try to refinish the pine. Do all sides. Even a coat of primer will help it last.

I think your numbers may be a lot low. I'm in the beginning stages of a 40x64. A 4' frost wall was 12,000.00 and a 5" slab will be 8500.00. These are cash prices to guys I work with and its 1/4 of the size you are talking.

Easier to remove it and you'll get at more of it. Only downfall is it can be brittle. It is cheap to replace though
