In your experience how detailed do detached garage plans need to be for permitting?

My FIL works with a contractor that we are going to build this the three of us. His name will be on the permit, but hes not a designer. He usually builds off of plans. Trying to get this done affordably. Big construction outfits want like $200/sq. ft. around here for work because everyone is so...

In your experience how detailed do detached garage plans need to be for permitting?

I will set up a meeting. Do you just call and say I want to build a garage and have questions? When I called about my deck the lady was rude. I asked a simple question about a code that seemed antiquated and she was like you shouldnt be building this if you have questions. Like...OK? The actual...

Yes the trusses have engineered calcs. What do you mean on the headers? Everything I read showed this to be a good size for the span.

In your experience how detailed do detached garage plans need to be for permitting?

I have a design I did for a 24x30 garage. This is fairly close 5-10ft to my neighbors property so I need to apply for a variance. Should I pay for a proper set of plans? Im unsure of live/dead loads, snow loads, wind, etc. And the code books you need to be a lawyer to understand. My current...

Garage Foundation Quote Rebar vs Mesh advice

Our ground is really rocky. Though my yard it seems they used everything including the kitchen sink to backfill. Not kidding. I found part of a porcelain sink in the ground. A piece of rug. You name it. My neighbors garage floor looks amazing after 8 years and I m building my garage right next...

I believe this is going to need to be pumped they said. Cant get to the back wall. Not sure how they came to 17 CY. 720/2 is 360. 360/27 is 13.33

Garage Foundation Quote Rebar vs Mesh advice

Also -- is it rude to question how they came up with 17 cu. yds for the slab? Everything I look up says 27 cu.ft. per cu. yd. 24x30 is 720/2 = 360 / 27 = 13.33 Slab is actually 22'-8" x 28'-8" being that the walls make up 8" so in reality its closer to 12 cu.yd.

Garage Foundation Quote Rebar vs Mesh advice

They said all concrete cracks. Is this true? They did say the base and proper sitework is paramount as well as proper sawcutting for control joints. I am not a total idiot when it comes to construction so this all makes sense.

Pricing out a garage. Am I crazy thinking $18k is enough for concrete? Rhode Island

We have a code section called Frost Protected Shallow Fondations Section R403.3 that says as long as you heat the space above 64F year round the footings are not required to be below the frost line provided that you have a slab that conforms to the attached file. Which they amended 12" max to...

When you say monolithic slab you mean this? In upstate NY they dont require a full foundation for frost? https://res.cloudinary.com/internachi/image/fetch/f_auto,q_auto:best/https://s3.amazonaws.com/uploads-east-1.nachi.org/gallery-images/foundation/general/monolithic-slab-on-grade.jpg

For real. Most large jobs like $10M+ we put like 8% on. Smaller jobs like $200k or less we do 15% or more. This is in addition to chopping every single subcontractor, piping vendor and equipment quote we get by at least 10%. And sometimes we still dont even get the job.
