    The Garage Condo

What do you base that on? Is that a Republik of California thing? It's not my experience at all. In fact, maybe 10% of 160 units at AutoMotorplex are registered to 'businesses' - the rest are private (ie personal use) owners and everyone is required to have > $2M in liability insurance. I...

Hey - I'm hoping to be at a few of them this year, except maybe July 4th. I'm usually spectating - trying to catch all the cool cars, but PM me if you're going to be at June and I'll give you a tour.

Hi. The Moduline's are extremely strong.. I have a ton of tools in mine and they glide like butter. I've had no problems with locks, glides, latches, or anything. I looked at virtually every manufacturer of cabinet before picking the Modulines. Key attributes: strong, 'modular' ie unlimited...

Thanks! The nice man who owns the McLaren is very generous letting his friends drive it.. It's quite a car. You're welcome and thank you! I sold the blue '69 to a friend of mine's sister and brother in law.. I just wasn't driving her. They love it and are driving the wheels off of it...

Hi guys.. Thanks. No progress on either the garage or the Factory Five.. The signs are still scattered about on tables/cabinets....I'm knee deep at work and raising my two boys. My friends like the garage however and they're not shy about keeping a car there - case in point:

I think it's 16' Tall x 18' Wide. Thanks much  There are two sprinkler heads under the mezzanine - you can see one here. I bought covers for them but don't have any pics of the final product. This pic is from right when the cabinets were installed.

    Non Bolt down Garage lift

:) She was a 'clone' - a very nicely done one at that. Now owned by a good friend's sister/brother in law.. I never had time to drive her. Pics in the for sale page I setup: http://my69camaroforsale.wordpress.com/

Thanks very much - appreciate that! Wouldn't do much different. We took a relatively conservative approach to the design/furnishings and it's worked out well. With the two young kids, we're not over there much.. hopefully that will change over time. Happy to give you a tour. Neighbors...

Automotorplex base pricing is/was $105-$125 psf depending on the unit location intra-building as well as where the unit is located on the property at large. That base pricing gets you basic 100 amp service, in-concrete heat, basic plumbing, lighting and finished sheetrock walls ready to paint...

Thanks! Ours is admittedly simple, but I always saw it mostly as a shop. The cool part is everyone can build 'their' vision. I like seeing how far some guys will take these :eyecrazy:

Thanks :shocking: No joist insulation in my install, but it's a valid point. AFAI remember, our particular Troffer was/is IC rated (see Q&A) http://www.homedepot.com/p/Lithonia-Lighting-2-Light-Flanged-Troffer-SP8-F-2-32-A12-120-GESB/100249370?N=5yc1vZc7bu#specifications
