New Garage Almost Done -- Yay!

It's been 6 months in the making and we're getting close. Has 3 double doors -- 1 door opens to an area to hold 2-3 on the ground and each of the other two doors opens to an area to hold 4 on the ground and 2 on lifts -- total of 14-15 with 4 on lifts. Thinking about doing 3 four post storage lifts and 1 two post service lift across the back wall.

Exterior brick will be painted white to match house as soon as mortar dries. Need to pick interior wall colors and flooring this week -- any ideas?

Holy schnikies. I would have guessed it a house if I didnt see the doors. Looks like theres a water sprinkler system?

Yes -- has 6 fire sprinkler heads above the front bays and 4 on the interior wall to hit the rear bays where lifts will be.

Looks really good, fits a lot more than it looks from outside (always a good thing).

I'd be trilled with 1/3 that space.

Very, very nice, but if it were me I think the brick would look a lot better unpainted. Maybe you should have the house bricked to match the garage. J/K

Sa-weet. Is there "living" space above the low part of the garage? Where the dormer windows are?

Beautiful plantation house too, I might add. Is it old or built to look old?

There is a large living space above the garage that will be the 'man cave' / office / bar / dog house (for me). It has a 24' x 30' area that includes an 8' x 12' full bath (with urinal of course) and an area for a walk behind bar that I haven't designed yet, then there's a 44' x 21' room that will have windows overlooking the garage. I'm designing this around around a desk that I'm building out of a 56 Thunderbird front end (see pic).

The main house dates to '84 and there's a 2001 addition on the other side from the garage (see pic).

Any updates?

Yes -- getting really close to being done. Plumbing & electrical are at about 95%, got all of the T5 High Bay fixtures installed last week. Total of 60 4' T5 bulbs and about 25-75w halogen can lights throw pretty good light in the space.

HVAC is in...exposed ductwork with the hanging T5 fixtures give a bit of industrial feel to the rear part of the space.

Bathroom is almost done, just need the towel racks, mirror, etc. installed. Driveway was poured last week...just waiting on it to cure before we drive on it.

Garage floor was acid washed on Friday and is now drying so that the epoxy "artist" can start tomorrow (http://atlantaconcreteartist.com/). Can't wait until he's done to see if what we designed will actually look good in execution. It will have three checkerboard boxes in front of the doors, a flaked area in the rear bays, and a marbled look between the exterior and interior man-doors.

Control4 lighting system was installed Thursday but we ran into a compatibility problem with my main router...need to switch out the router before the lighting controls are up and running.

Wow! What a space..... do you have the aforementioned 14-15 vehicles to fill it?

Also, may have missed it, what are the overall dimensions of the building?

Oh yeah, but just the favorites will be able to come home...

The right side with the two doors is 44 x 41 and the left side is 24 x 24 with an extra 21 x 13 triangle off to the left side.

Very nice and sterile. I decided on all white paint yesterday on my project. I was hesitant on it doing that, now seeing yours, it looks so great and bright.

The other funny thing, I was just searching the forum for pics of exposed ductwork, as I will do on my project. It looks great. As an HVAC contractor myself, either you were very particular on the installation, or they were very mindful of the cosmetics of it. It looks great.

I like how they hung the ductwork, some sort of a side saddle hanger.

What is the plan on the flooring?

Yes, the HVAC guys did a great job executing the design...it's 16" & 10" unpainted galvanized pipe with custom hangars that the installer built at his shop. He used a sturdy "L" bracket with a round strap attached to it. The "L" brackets bolt into the LDL board down the middle of the garage.

Floor will be a custom epoxy with checkerboards in front of the doors, a flake background field and a marble-look stain for the entrance area to the house. All blacks & grays with red/metallic pinstripe separating the areas. The whole floor will be finished with a clear gloss which should give some lighting reflection and help brighten it up.

Yes, I just looked at the the color closely, the grey with white trim looks great. Nice work on the hangers. I wonder why they didn't go with a spiral pipe instead of the shorter sticks of snap together pipe.

Funny you should mention the grey/black custom epoxy, I just discussed that with my painter. Very nice setup. What do the neighbors think? Mine has them all wondering what the heck I am up to.

That is one hell of a garage. In fact, it's more of a cathedral than a garage and is a beautiful addition to a very nice home. Congratulations on one of the nicest builds I have ever seen.

love the urinal in the bath. Lot so tile makes it easy to hose down! Very nice build so far. The brickwork is amazing to me as nobody uses that much brick out here in California.

We talked about the spiral pipe, and I can't remember why we decided on the snap together...I know I told them I wanted the option to paint the pipe if I didn't like the way it looked unfinished, so that may be why they suggested the smooth pipe.

Wait a week or so until I can get pictures up of the finished floor for the color scheme...we'll see if it looks OK by mid-next week. Check out www.hpspartacote.com - this is supposed to be light years better than epoxy for hot tire lift and chemical resistance. Make sure your painter has done a bunch of concrete garage floor work before you let him loose on your floor...they need to really know how to prep the floor properly.

We had problems with one neighbor when we broke ground in October. Even though the project was fully permitted and approved by the HOA, city & state (for impervious coverage issues since we're near a river), he wanted to sue me, the HOA, the city and everyone else he could think of since he couldn't stand the idea of a '14 car garage' on "his" street (betcha can't guess what his profession is....). And he's even sort of a (poser) car guy.

First section of floor finish went down today...gray "marble" between entrance doors. Also did red outlines of checkerboard boxes and laid out the checkerboard grids.

Gonna be a tough week waiting to see the finished floor.

I go to C&O whenever I can...won't be there for April unfortunately.

C&O is actually where I met the guy who is doing the garage floor -- he's doing a lot of the Atlanta Motorsports Park garage "condos".
