Long time lurker, first time poster...

My wife and I have been looking for a larger house for our growing family. She kept telling me she would know the 'right house' when she saw it. I had to make sure the 'right house' in her eyes would have the 'right yard' for me. It not only had to have enough room for a shop, it also needed to be accessible with my truck and trailer. After looking for a couple of months, we both found what we were looking for. We were able to make an offer and close within a month, but it took 3 months and 2 days from then to get all the appropriate approval and a building permit. We live in a subdivision that has covenants and getting approval from the HOA included me having to brick it to match the house and use architectural shingles to match the house. I didn't really want to brick it, but had to in order to proceed. After the brickers left, I'm glad it matches the house so well. Here are a few pictures of the construction.

Overall it's 24x30 with 10' walls. I ordered some plans online to use for the building permit and to show the HOA my plan, but also told them I was going with a hip roof to cut down on brick and overall simplify the build. I REALLY wanted a 9 foot door, but was only able to get an 8' (18' wide). I'm hoping to be able to add a lift, so I wanted to make sure I could get as much room inside as possible. After doing a little research, I found out about the Lift Master 3800 lift. It drives the torsion tube and mounts to one side to give me as much overhead clearance as I can get. Along with the 3800 lift, I had extended rails installed, also. The door clears the fluorescent light by 1/2 an inch. The electrician has it roughed in and should be finished in the next few days. I will update as the build continues.

I could have gone with a taller door if I had used a roll up commercial type door. But, with 10' walls and since it has to match the house, I had to go with a residential style raised panel door. It takes about 15 inches to make the curve in the rails and then it's off the inside ceiling about 5 or 6 inches ( to clear the light fixture ). The door company did say that they could special order me a door, but then I would not have had enough clearance for lights on that end of the shop. Here are a couple of more pics.

I am going to finish out the ceiling and walls, but had to have the door installed first in order to finish the electrical.

Final city inspection completed on Monday (electrical). Still needing vinyl eaves done, insulation and putting up the interior walls. About insulation, I am torn between doing it myself and having it done. I called a company that is coming today to give me a quote-so time will tell.

A little more progress has been made. Vinyl (eaves/fascia) completed this week and insulation scheduled for this Monday. That means I needed to get ceiling installed so that they could blow in the insulation in the attic. I am using roofing tin for the interior walls and decided to run the tin across the rafters so that it would be easier to install. That also meant running the lights the opposite direction. While I was at it, I added a couple of more fixtures for a total of 6. Here are some pics.

I am getting pretty antsy as the end seems so close. I really wanted to do the floors before I moved stuff in, but with winter weather I doubt that happens.

Progress has been slow lately due to the holidays and work being crazy busy. Insulation installed and shop is cleaned up awaiting me to have time to get the interior walls installed. I did get a chance to clean up almost all of the construction debris/extra brick on the exterior and clean up behind the last few contractors inside. I hope it dries up some so that I can bring my tractor in to shape up the yard some and plan for landscaping. A couple updated pictures:

so close. Almost time to enjoy the fruits of your labor:D Any projects lined up to break it in proper?:)

I think just getting moved in and settled will be the first 'project'. It seems that I have so many ideas that I want to do, so it may take some time. After that, I will use it for metal fab projects and to tinker on my '77 F100:

Not drawn to scale, but here is an overview of how the shop sits in the back yard.


The house has a concrete drive all the way around to the backyard. The shop opens towards the back patio (which is connected to the concrete drive).

Looks good, I've got a little over 1/4 acre and I've been considering a 24x30. It seems ti tight when I lay it out with stakes and string. So we've been looking a selling in the near future.

Long time since the last update, so I'm glad to be able to post this. I have finally had a chance to make more progress. I have installed the tin on three walls and also ran across a deal on some 24 gauge stainless sheets for the lower walls. The fourth wall is still needing to be done, but will be a lot of trimming and time consuming. A few pics:

All of the tin is new but has been sitting out waiting for me to install it, so it needs to be cleaned up. I wanted plenty of light and i sure did get that!

Here is an update on my shop. Did the floor this weekend. Here is a link to the post in the Flooring section:

My Legacy Industrial HD6525-MMA Install

I have been working on a 24x30 shop for the last few months and debating on what kind of floor I wanted in there. After talking with Scotty at Legacy for a while on the phone-and looking at the budget and time frame I had to install, I decided on the HD6525-MMA sealer. My dad and I prepped it per the FAQ page on the site with an acid etch. We prepped this Friday night and placed a few fans getting ready for the first coat to go on Saturday morning.

Saturday morning I had a couple of lingering water spots, so I cranked up my Stihl blower and took care of those. We used 3/8 nap rollers and put a good wet coat on the floor.

After waiting about 4 hours to make sure it cured and was ready for the second coat. We followed this with a second and third coat, the third coat included mixing in some of the fine anti slip material. After letting the floor dry for several hours (5+), I was able to finally get a look at the finished product.

I am very pleased with the outcome and would do it again. I wanted to do the epoxy, but this was a better fit for my time frame of install and easier on the budget. My dad has even expressed wanting to do this in his garage after seeing the finished product as well. Time will tell how it stands up, but the look is great and everyone that sees it has said how nice it looks.


I am really getting excited about being able to make some more progress. I still have a few things to add before I can begin moving in. This has taken more time than I had hoped, but it is beginning to coming together.

The weather was not as cooperative as I had hoped, but I was still able to make some progress and move in. Trying to move stuff in and organize as I go, so a few more loads will be needed. A pic so far of the progress:
