Well I've been waiting this day for 5 years. The day we bought our house I knew exactly my intensions for a garage. Being overseas has made this process stressful for me.

Here are a few pics of the site prep that I did last month before I left to come back to work.

Well the wife, sent me pics, 2 gentlemen should up at 630 and hit the ground running. 10 hours later the building is up, Soffit & Facia and all windows installed. They come back Friday to laydown metal.

The rear does not have a 1' overhang, due to next summer. I will be adding an additional 20'. I stayed under 1000sq ft, so it only required a zoning permit. As were if I did the whole thing at once, I would have had to fork over some dough for a building permit. Not to mention I really wanted to just build the remaining by myself.

Managing a project from an overseas location is really a challenge. When we were in the Philippines I had some work done at our country place. That was before email and digital cameras. The secret is to use the best people even if they cost a bit more.

yes it is, especially since i'm bit of a perfectionist. Not to mention 100% capable of doing it myself. I just wanted it up, concrete poured and set up, before I return in Jan. I had every intention of waiting to spring time, but interest rates are low, so the timing made sense for me. I gave them details instructions and if there was any confusion, they have several of my friends that can answer questions that may arise. But yes technology has come along way, I can call stateside via magic jack and no one gets hit with international fees.

I used Pioneer Pole Buildings, Realistically the price was on point, awesome customer service and their foreman is courteous towards my wifeNot to mention they're about 60 miles up the road and have a great reputation. To me that's a win win.

Well the crew worked for about 5 hours on Friday and installed all the siding & roofing. Monday they should have gutters, shutters and garage door installed. I'm hoping Wednesday or Thursday that the concrete gets poured. Old man winter is coming and time is ticking.

The garage looks great. Keep the photos coming. I agree about hiring the best people (even if they cost extra). It is true that you get what you pay for. :) GOD Bless!

Nice looking shop, When do they pour the concrete? Don't for get to make a deeper spot for the lift. You might want to think about putting some plastic conduit in before the pour for future electrical needs. Good luck and keep the pictures coming...Richard D.

Thank you guys, the concrete is planned for Wednesday to my knowledge.
I've provided detailed plans for post locations and the concrete will be 6" x 5' diameter. All electrical will be behind walls

I plan to stud out, insulate and install 6mm vapor barrier. R19 for walls and R38 for ceiling.

Well here's an update. Garage door scheduled for Monday the 7th, gutters and shutters on Tuesday and concrete on the 18th. I was hoping to have concrete poured before then, but it is what it is. Electrical permits have been pulled. So we are good. I'm still debating on insulating and install OSB while I'm home, time will tell.

As time passes, now I've considered putting up drywall instead of OSB. Decisions:dunno:

Nice looking build. Looks like you had a 4 legged foreman watching the build, no wonder it looks so good. Magicjack is a great way to communicate from overseas.

I knew from day one that Pioneer was gonna be the company I went with if I decided not to build it myself. Ive worked in the Construction industry for several years and knew of their reputation. They have far exceeded my expectations.

Yea we have 2 pups, Kole the yellow lab which just turned a year. Hes a work in progress very skittish with some separation anxiety, however the wife works with him everyday exposing him to new and exciting things. Our other dog and 90lb English bulldog. Not so much a pup, but we luv both of them dearly

Well they got the Garage door up Monday and it looks great, now just need to update the on one the house. Today the gutters and shutters came. I'll post that later once the wife sends pictures.
Its going to be a busy week, all the equipment starts arriving for the interior. The wife is not too excited since the existing garage is full of stuff and now the basement is being over coward.

Had a little miscommunication with the concrete contracting not keeping me in the loop. Something's were changed without my knowledge and dates where not confirmed. However one phone call and its resolved.

looking good, it always seems weird to me when a structure is built before the slab is poured, don't see that much in Cali. Gonna be sweet!

Coming along nicely. It's amazing what a couple of guys with experience can get accomplished in a short amount of time.

I agree, I ve worked construction for several years and these guy's have the pole barn process down to a science.

Thank you, I work with a couple guys who live down south and they've never heard of concrete being done this way either. Its actually very common for Pole barns to be erected and finished this way.

Well Pioneer is done with everything on their end. Gutters and down spouts installed. I cant say enough positive things about this Company, I'm not one to talk any one establishment up, but this outfit has earn every dollar.
I was hesitant doing a project like this and being 7000 miles away. They took care of everything, respected my wife and stay in touch with her along the way. I understand sticking to and having a budget. There is no sense in paying more for a service or product, heck I'm a frugal person and I know you pay for what you get. This is a prime example. Respect to the customer, great communication and a top quality product done in a timely manner. Anyone in the Central PA area who is interested in building a Pole barn, hit them up, or PM me and you can stop by and see for yourself.

There has been change to shutters, so once I get home and get them installed I will provide more photos.

As it sits right now, 106 sq yds, 960 sq ft to be exact. We'll be adding another 20 feet coming next summer. That's the deepest I can go before encroaching the water easement.

It looks like they moved right from yours to doing mine!
I agree, the guys that came out to inspect the site and do the consulting and planning were excellent. The guys who came out and did the drilling and the delivery were excellent as well.
Honestly the crew doing the framing and building is a bit slower compared to almost every other pioneer crew I've seen, but as long as it's right that's all that matters right now.
Really looking forward to seeing how you finish it off and set it up inside.

Well I have been informed that the concrete slab and exterior apron have been completed. To say I am satisfied would be a lie. Yesterdays temps did not break the upper 30s. Today upper 20s, and it looks like the winter season is fast approaching. My issue now is the crew who did the slab did not cover anything and left it exposed. I'll post pics in a few hours

Brian,

As exothermic as Concrete is during its initial cure cycle I think you are going to be ok with it not being covered. Build looks great and the curvy shadow of the photographer on the door made us smile. You should be very proud of your project!

Thanx Chris, Ive done concrete work in past and when temps dropped we covered it up. I talked to a couple people back home to include a buddy who's an engineer, it seems the temps only dropped one day and the ground hasn't frozen just yet.

Also the contractor reassured me if there are any issues coming spring time he will correct them.

My concern is I'll be install a 2 post lift when I get home in a few weeks, but I going to give the slab a good month or 2, before any serious weight is on the concrete.

Thank you everyone for the compliments, Im really definitely getting anxious to get home and finish the interior

For all practical purposes concrete reaches max strength in 30 days. Theoretically, it continues to cure for some time after that but waiting an additional month does not give you very much.

If you have your lift spotted putting in conduit under the slab for electrical and hydraulic lines makes for a neat installation. Mounting a 120V electrical outlet on the lift simplifies the use of drop lights and power tools under the lift and in the adjacent area.

Well here is the update, electrical all completed to include runs for future addition. Walls up and painted. All equipment installed and will be adding more through out the year, but the focus now is my truck build.

Next rotation I plan to trim out windows/ man door and clean up landscaping. Add a couple 4' storage cabinets and build a 16' cabinet along the south wall for my wood working tools.

3' of snow put that on hold for several months.

Metal ceiling liner and insulation will wait till the Fall.

Thanx guys,

how did you get so far so fast?

I only sleep about 3 hours a day. Its really a problem but doesn't affect my daily functions, so I embrace it.

I had some help but I did 90% myself. I only had intensions to frame walls and do the rough in. I got home Saturday evening and 7am Sunday it was go time. A buddy who assisted with the electrical didn't believe me when I told him I wanted to be ready for rough in inspection on Friday. We had power and light by Tuesday night. Could had inspection ready by Wednesday. From there it was a snow ball affect. One thing lead to another. I even managed to completely tear down truck for its new paint job, to include engine removal.

WOW that is a real quickie.......but still done correctly....Those two framers knew there business as they did one heck of a day one job!!!! It is great to watch craftsman do their thing like a ballet to me.......no wasted energy or moves........good luck with the rest of the job I had a health issue during a major build [newhome and garage] on the site where we were living in a workshop with upstairs guest apt......as I was GCing it..... a week in hospital and a 2-3 week bedrest I appreciate how nice it is when they treat the bride with respect and have the patience to field her questions and explain how and why some things had to be done as she was my eyes on site and felt uneasy about being the BOSS.....lol all you need now is a KEG and a COUCH...........Bobbycoke
