Small shop/garage build in Arizona

Hey folks,

A couple of years ago my wife and I decided to move onto a more rural patch in the middle of suburban Gilbert, Arizona. Our plot is 0.99 acre, and the original garage had been closed in to make a bonus room.

So, after several iterations on a design and going around with the city some, I finally got to "break ground" on it about 6 months ago. I contracted out the concrete, but have been building the structure myself. It's approx 30' x 28', with a low-pitch that tops out at around 10'.

This was after cutting the existing driveway for the foundation and stemwall...

Thanks for reading, I'll post more as I get them. Right now the walls are all sheathed and the roof decking and fascia are complete. Getting the inspector out for strap-and-shear, then I get the roofer and electrician in.

Unfortunately in the end I only get half of it for my welding shop - the other half is for the wife's minivan!!

Looks good Steve. Who are you going to have do the roof and stucco? I'm in chandler (chandler heights/gilbert) and about to start a similar project.

When its done just pile your stuff so that the minivan won't fit and continue to make excuses until she gives up.

So, this past week I got the roof decking finished, fascia added, and finished all the exterior sheathing with the exception of the garage door headers.

Hey folks - quick roof update:

The roofers came out yesterday and installed a 2-ply mixed bituminous (rubberized with asphalt-coated cap layer) roof. Shingles are cheaper but are not code here for low-pitch roof, and my roof is only about 0.5/12.

Looking good Steve! Welcome from west Phoenix.

I hope you are going to be alright with that low pitch roof, I would be concerned for the monsoon season. The weight of the rain could get pretty serious when it can't run off fast enough.

LOL.
Curious how you decided on the low pitch flat roof.
I am a big fan of the sissor truss, gives height inside for a lift with out a large presence out side. lower side wall & lower overall height. I realise we all have different goals with respect to what we do in our shops.
Are you doing the wiring your self? if you have condiut runs, I may have some 12 or 14 gage wire for you

Hey JP:

The roof design decision was kind of made for me due to zoning laws and building height based on distance from the property line.

I'm not planning to wire it myself, but with some unforeseen panel issues coming up I may end up splitting the work with the electrician, and run the internal wiring myself if he does the feed and sub-panel.

Hey folks,

Quick update - I was procrastinating deciding whether to divide the garage or just hang a welding curtain up to protect the wife's van, and Finally decided I'd rather be safe. So this weekend I framed out a wall between the two bays. Rather than frame a door I left a 4' opening - gives me more room to move between the two sides, and I can frame in a door way later if I want.

I'm waiting on the electrician to give me a quote, but in the meantime I scribbled outlets and switches on 3x5 cards with a sharpie and stapled them to the studs.

This let me "mock up" the layout and it helped the wife figure out where she wanted light switches and stuff.

Oh one more small feature: rather than bother with full HVAC, I've got a roll-around AC that is pretty powerful. This weekend I also installed an exterior vent with 6" to 5" reducer to run the AC vent out of:

(The 2-bys are there to give the stucco doe thing to run up against. I'll paint and seal them after.)

I like your build, I'm in Mesa & also was limited to 10' height.
I went with 8' walls, 20' wide. I used shingles for roofing. All this works ok but I
Wish I had more head room like you have.

Roll around wont cool enough in the summer. I tried
if you can do a through the wall that works great. especially since you have the walls exposed.

So I got the final quote from the electrician today: $4k for everything except any potential saw cutting while running the feeder line from the house to the sub panel.

That includes:

- the 70+ ft run from the main panel, through the attic, down the house and under a sidewalk, then 20' trench to the sub
- 2 dedicated welder/plasma circuits and outlets
- 17 120v outlets (on several 20A circuits)
- 3 exterior GFI
- 2 exterior wall lights
- 3 carriage lights
- 4 switches
- a partridge in a pear tree

Is 17 outlets enough? HAHAHAhaha ha

Have you given thought to using a mini split a/c unit? It may work for you and are super easy to install. I hope to use one in my future build here in Tucson. BTW, great job, I am subscribed. God bless.

Hi Jon,

I had never heard of such a unit; what sizes do they come in and how do they install?
Do a Google search on mini splits. Tons of variations in them. You can even buy them on Amazon. I installed one on a friends 500-600 square ft efficacy rental last year. Runs on a 120V 20A circuit. Needs a 2" perforation in the wall for power, coolant lines and evap drain. Very impressive. God bless.

The electricians have been awesome so far, very responsive to my questions, suggested improvements to some of the lighting layout even.

They spent some time talking out issues with the garage door installer (my ceilings are a bit low due to zoning height restrictions). Good guys.

So far I can recommend Guthrie Electric in the PHX area.

Also, after discussing it with the lead guy, I'm moving my panel from the outside to a recessed interior panel. Labor and parts costs even out, and I'm happy not to have to go outside and through a gate to check the panel.

Gilbert is known to be pretty stickler on the code; I found the process a bit tiresome but the people I worked with were very professional. I had to get a variance from the city for the location of the building, but that was the worst of it.

The larger hassle for me has just been learning about the construction process and what needs to happen when. Especially now that I've got overlapping contractors whose parts need to be done in specific orders - I'm taking a bit more Tylenol than usual. :grin:

Nice work so far. I wish I had the room but I'm stuck in a subdivision down the road from you. Just moved here last year and was surprised to see al the panels on the exteriors of buildings here. Way different than the Midwest.
