I'm having built a 24x32 detached garage as described here.

I'll take pics when I can, but with busy work, grad school, and a 3 week old, I'm going to miss a lot of days. That's also why I'm not tackling this myself, but I'll be helping with the electric, maybe the floor, and later finishing inside.

Day 1 - 10/5/16
Digging for the footers, found a few big rocks. Camera wasn't cooperating.
attachment.php

attachment.php

Day 2 - 10/6/16
Township tells us to pin directly into the boulders in the way. After that, the footers were poured. Instead of filling in the exact width, we filled the whole trench.
attachment.php

You can see where we also put in a couple concrete piers. We'll pour a thicker concrete floor, but these should also help when I eventually put in lifts. Again, instead of framing exact 4x4 piers, we dug larger and filled it all in.
attachment.php

They also dug the requisite trench for storm water management, which fits exactly where I was hoping it would - 30x3x4

Thanks Balor, it only seemed to work on the pc I uploaded them from. Changed to hosting on this forum.

Foundation completion and inspection will be Monday morning, then back filled. Wood work should start Wednesday.

Day 5 - 10/12/16

New crew in today to frame the walls. These three guys were very professional, and extremely quick.

Started in the back
attachment.php

Three walls done by lunch time
attachment.php

Finished the day with the fourth wall mostly done, and the first three covered
attachment.php

attachment.php

Really happy with the placement. It leaves plenty of yard for my family, and I should have enough space behind the garage for a nice sized garden
attachment.php

The existing mulch bed will fit nicely as well. It can run up against the driveway, and run along the side of the garage with windows. Should look really nice when we tackle that.

5 days and ready for trusses! wow.

My "days" are working days, but this crew has been excellent. Wait till you see this!

Day 6 - 10/13/2106
Fourth wall installed, trusses installed, roof plywood installed a papered, house wrap partially installed
attachment.php

attachment.php

attachment.php

Started filling the drainage trench, too
attachment.php

Siding was delivered today, as well, and it matches the house perfectly. Couldn't be happier with it.

Day 7 - 10/14/16
House wrap finished, shingles laid down, ridge vent started, and windows installed
attachment.php

attachment.php

Concrete work will be done by a family member. Floor is prepped. Going to be over 4" at thinnest point, with a decent slope to the doors.
attachment.php

We made preparations for a future lift, too. In addition to the large concrete piers under the floor, we'll have a thicker floor, with additional rebar, in the spots a 4-post lift would be installed. Overdoing it a bit, but I know for sure this floor will never be a problem.
attachment.php

I'll meet with another family member who's an electrician this weekend to come up with plans for that, as well.

Day 8 - 10/17/16
Floor poured today. 13.5 yards of 3500 psi concrete with fiber mesh. No pics of it done yet - had to leave before they finished it, but it looks good.

attachment.php

attachment.php

Contractor dug the rain leaders and built the drainage system. After an inspection we can finish that up. They also finished the shingles; the ridge vent just had to be covered.

attachment.php

attachment.php

Not visible here, but we dug the trench for the electric service. It'll be a few weeks until I can get that done (waiting on the family member who's the electrician to free up again.)

Day 11 - 10/28/16
Siding started. They finished the side with the windows, and almost finished the front. Back and other side will be worked on after the weekend.

I also finished the paperwork with the township and county around storm water management, so that's a relief.
attachment.php

Day 12 - 10/31/16
Siding finished on all but the very top of the back wall, but that will be done soon. Outdoor outlet box added, as well as finishing the overhang.
attachment.php

Over the past 2 days I finished digging the trench for electric running to the house.

Day 13 - 11/5/16
Completed a lot of the electrical work. In the current garage, we moved several breakers into a new sub panel. We then ran the new 100 amp service to the garage through the trench. All Schedule 40, primed and cemented generously.

Best we could do coming out of the house. Yeah, I missed a swing of the pick axe and hit the water pipe cap. Easy fix.
attachment.php

attachment.php

Installed exterior light fixtures. I love the way they look.
attachment.php

LED Edison style bulbs look great and are a bright, soft white-yellow light.
attachment.php

New panel in the garage will be filled up another day. You can just see where the 1" pipe comes in. Right now I have a cat 6 sheilded ethernet cable in there, but we'll also use it to run a wire for exterior lights - going to tie the exterior garage light (I have a matching fixture) to the three on this garage, and a switch in both.
attachment.php

My light to satisfy the permit. I'll do all LED 4' fixtures after I drywall in the spring.

Thanks everyone!

I'm a bit south of you, near West Chester. Recently bought my Honda CB500X from Kiss Honda pretty close to you.

Wow that looks great.

I have been thinking of building another garage or pole barn. I prefer the look of siding and shingled roof over the metal buildings.

If you don't mind me asking, what is the cost so far?

Finally someone built something similar to what I've been looking at! Congrats on the new workshop, and the new apprentice!

Would you be willing to share any cost breakdown you have on the block wall foundation? I'm guessing you only needed to go around 32" for the foundation? I'm going to need to go 48" and I'm wondering if I will have to do it myself or if I can afford to pay someone. Great pics keep them coming.

Thanks,

Tim

Cool thanks for the reply, see why you have rock to deal with, pretty rocky here in s.e. pa . Good luck with the Honda to bad kiss is going to close at the end of this year, I really liked dealing with randy and paula.

Thank you everyone. They stopped by and cleaned out the inside. First time I've really "felt" the garage. Very happy with the size and construction - loving the 12' ceilings.

Can't wait until the garage doors come in and are installed. Unfortunately they were a 6 week order time due to being a higher-end door (General Door Windemere 175, insulated to R-16!)

Same here, but part of me wishes I could have gone bigger for the price. Building (incl permits/fees) will be about $33k, drainage just over $3k. Concrete floor and electric are done by family so I can't share the price, but a floor this size will probably be in the $4000-$5000+ range depending on how overboard you go. Electric I'm doing at cost of supplies (under $2k including lights, garage door openers, everything).

I expect to be in the very low 40's with the building "done", and then later adding 10-15 more for repaving the driveway (was rough before all this) and insulating/finishing inside.

Thanks Tim. I don't have cost detailed that much, but foundation was 4 courses total. Definitely get quotes to help you decide. I am not at all knowledgeable about this, so get some pros to weigh in.

Day 14 - 11/10/16
Gutters installed and additional stone delivered

Day 15 - 11/11/16
Trench filled and yard rough graded. Stone ramp built to gain entry into garage.

Day 16 - 11/15/16
Last bit of siding was installed. All that's left for now is to install the garage doors and openers, then we're "done". I'll finish the interior some time in the next year or two, but in the spring I need to re-pave the driveway and take care of landscaping.

Day 17 - 1/31/17
Garage doors are finally installed. First company screwed up the size after a six week wait, so we went with another who promised them quicker. They "ran out of material" so they came in late. Fortunately, when they were finally installed the installers were great.

Matches the house nicely

The Subaru is sticking around for the winter then I'll be selling it. For now it gets the place of honor.
