Hi everyone...

If the darn Iowa rain would stop long enough to let me pour concrete I'd be further along... but in any case thought I would share with the group my starting point. We brought up the lot about 2 feet on one end and trenched our footings, since then I have most of the underground work done waiting for nicer weather to do the flat work. When complete the shop will be 36 X 44 with 14 1/2 foot sidewalls. Three overhead doors, floor heat, separate machine shop area and a loft. Going to pick up a nice Mohawk lift this weekend in prep for its completion... why not, its raining again anyway... ugh! I'll try to keep this updated as progress continues. Thanks for all the great ideas.

I feel your pain. Im in Omaha, also waiting for the rain to stop. I am going to forge ahead and frame and have the flatwork done later. Im tired of looking at a mudhole with a foundation poking out of it.

Got all the concrete done last week and started with the layout. Common issues are pending like concrete that isn't the same height all the way around the perimeter and whatnot... nothing that can't be fixed but more time... Plates are set and now to start fixing the walls...

Plate work is complete and now moving onto bringing the back up to "level" where the loft area will be.

Todays progress included running for lumber and coilstock and then got most of the "1st floor" done... then it rained again... ugh!!!

We got poured on in Iowa City this morning. But, it looks like the weather will be nice this weekend. What part of the state are you in?

We are up by Mason City...

Got most of the floor joists for the loft done today, will finish it and the floor plywood tomorrow... then off for more lumber.

This is how I covered the 2 inch foam board around the perimeter... flashed behind the OSB leaving a small gap between the bottom and the top of the flashing.

Trusses and roof is done... now onto a bunch of little things and the siding... Its finally starting to take shape.

You might want to think about some extra overhang at those doors - especially the tall ones - or you'll have to keep them closed when it rains.

Good point Tony,

I'll just have them shut if the rain is that hard.

We discussed putting more of an overhang on the building but due to where the back of the building is in relation to the property line set back and the need to have a decent approach we decided against it. The lot is a very narrow piece and of course we could have had 2 ft. on the front and 1 ft. on the rear but decided to keep everything symetrical.

Maybe a confusing explanation... but there was a rhyme for our reason... LOL

Here in Iowa it's either raining or it's not.

When it's RAINING there ain't no overhang that's gonna help, if the doors are open you're gonna get wet. When it's not raining you don't need the overhang.

Seems like this summer we've been getting our rain in 2-4" increments, dumps for an hour and then it's gone.

Nice job on the garage!! Your going to be one happy camper when its finished! As for the off sets, in my county anyway, they allow the over hang of the roof to not be included in the required setbacks. So it's just measured to the foundation...

I don't know about that, It seems that the rain normally comes from the west and the north here. Anyway, my east facing doors and the side to the south don't get too wet most of the time with the 3' roof eves.

Thanks for the kind words.

I fought it a bit but here they want the very edge of even the gutters to fall behind the set backs.... ugh, oh well... I made it work as best we could. Its all in the interpretation and who is doing it of course.

And yes, can't wait... but the progress is much slower now that I've returned to work.

Up by Mason City... and since I had to return to work not a darn thing has gotten done on the shop. It still looks like the last pic, hopefully now as the kids are headed back to school I'll be able to start more work.

And NO.... you come finish mine!!! LOL

Finally got to some siding after 1/2" foam and reflective wrap.... also put the pex in the loft floor.

Thought I better update everyone.... garage doors come next week (finally!) Just in time for colder weather and snow... UGH!!! Need to get more rock for the driveway and slope the other three sides before too long.

Got the ceiling metal up and built the loft in and around the third stall. It'll be used to store off-season mower, sleds, and my other toys. I have a forklift that will help in this endeavor.

Now onto the wiring and a hot tub test before I install it over the mechanical room.... yes, it's built for it (2 X 12's 12" OC built on top of 2 X 6 walls 12" OC).

Check out the cool exterior light fixture I found in my folks junk pile.... I think I'll look great over the entry door!

Any good reminders on wiring please throw them out there.... now is the time to remember everything!!!

Lets see..... I have a spiral staircase that will connect to the second floor where we have a hot tub, card table, TV, etc.... basically my escape!! The open bay far right I have a Mohawk 2 post lift, center bay I poured flat with numerous anchor pots in the floor (who knows when you may need to yank on a frame or body) far left bay is for my 1939 Ford (did it in High School, now it needs to be restored again).

In the back beneath the loft is a bathroom/utility room where the boiler, air handler, and air compressor will be (not to mention the facilities). The larger portion beneath the loft will be used as my shop area with benches, lathe, mill, welders, etc.

A3.... This has been a dream of mine for about 20 years. After continually putting it off and I just about put it off again my wonderful wife insisted I get it done.... soooo she's really to thank for this!! (think I'll get any points???.... LOL)

Well, got all the siding done, all the doors are in, and the ceiling/lights/fans are roughed in.... now starting to finish up some odds and ends then onto wiring inspections and insulation.... pics to come.

I'll try this again.... been a busy winter here and making some slow progress. Got the ceiling in the loft in and I'm nearing completion on the wiring.

See the hottub??? No, its not active yet... have to finish everything first so hopefully next winter it'll be good to go. I installed a large ventilation fan system which draws from two locations (one above the tub and one closer to the center of the loft) which is activated by a humidistat.

I think the photos will show the upright for my crane... its sandblasted but not painted yet.

Got my spiral staircase somewhat ready for installation and that will be going in this weekend hopefully.

Finally got the wiring roughed in and passed the inspection.

Did a number of small prep items including running speaker wire, finished up the soil pipe (with a clean out near the hot tub for draining), created a hinged wall section near the hot tub (in case I ever need to remove it or pull it out for repairs), did some rough construction for return airs and supply air ducting, and some pics of today with the guys blowing in cellulose in the walls. R-50 loose cellulose in the attic and R-25 in the walls... I think I'm closer to R-30 walls with the polystyrene on the exterior... but of course when you figure in those big North facing overhead doors.... maybe not as high... ugh!

On to creating a couple of drains beneath the hot tub (these will be made from shower drains and will simply go into some PVC which will run onto the floor near the floor drain below... that way I can tell if theres a problem fairly quickly)... I hope anyway. Also, reflective bubble wrap on the bottom of the floor heat tubes under the loft to reflect the heat upwards. Then insulate with fiberglass the seperation wall between the garage portion and the loft/machine shop portion. The guys will be back the following week to install OSB on the garage portion walls and sheetrock on the loft/machine shop portion.

Indoor hot tub? Interesting.

I grew up in Cedar Rapids and just had to get the hell out of there sixteen years ago, but I do miss the quiet and open spaces. Did they ever get the Frank Lloyd Wright hotel restored?
