1/2 underground garage

Looking at a Home that is currently bank owned (big surprise) well theres a 3/4 inground pool thats cracked so its gotta go, since theres going to be a huge "hole" for lack of a better term 30x40 How hard would it be to turn this into a garage built into a Hill the pool is 12 foot deep so I should be able to have 11 foot walls

Not hard at all depending on the damage done to soil after removing the pool....Big equipment=quick and easy removal, but bigger chance for soil damage...the more the bearing soil is compromised, the more has to be removed...deeper=more cost, etc...

problem is house is listed as bank owned but they dont own it yet theres still a sheriffs deed on the property

would there be issues with snowmelt/rain coming in? would hate to see a flooded garage

shouldnt be the front door would be facing a hill and a french drain system would surround the building getting in the garage through the front door would be a pain as the hill is pretty steep, Im trying to talk the wife into a tunnel from the house

Thats sweet Thanks never seen that, house has been unmaintained for almost a year so it doesnt look that nice anymore


If the city puts the "I dont think so" on the basement bunker where the silver car is in the Picture the property is about 100 foot deep so a big "workshop" would get built

I agree on the pool - first thing we did when we moved into our foreclosure in MI was rip the pool out. To add insult to injury, the DAY BEFORE we had people scheduled to come out and take down the pool and haul it away for themselves, we got a letter in the mail from AAA that they were revoking our home owners insurance because the review they did on the house said there was a pool in an unfenced yard... 1) the pictures the reviewer took clearly shows the fence going all the way around the house (he was standing right infront of the fence in one of the pics!) and 2) the pool was being torn down anyway.

So much money to maintain just to enjoy for a few months... If it's still in sheriffs sale it sounds like it has a way to go until foreclosure - it took 6 months for my house to go from sheriffs sale to foreclosure. In that time my house's value went from $140k to $70k - nothing like getting a house half off!

dam man. its really depressing what you could get for your money if you go out of NYC =(. that house looks like a dream. good luck with everything. hope it works out for you.

You may or may not be able to do it. Nice place by the way. But I see there are HOA fees. I wonder how prickish some of the neighbors can be when someone wants to do something?

You may want to consider the impact of a partial underground garage on your resale value if there is a chance you may move in the future. It would be something of an oddity and while it appeals to the audience on this website, it might not to a larger pool (pun intended) of home buyers.

the 13.00 fee is for the beach maint, the guy 2 houses down has a 53 foot semi parked in the yard so i dont think the HOA will be a issue

Resale value whatever you'll find someone to come along and buy your house they probably turn it into an apartment.
