My current setup is a 10’x12’ shed.

My tenants moved out, and that addition is 13’x17’....

I’m still awaiting my garage build.

Choices, choices.... here’s the skinny:

My 10’x12’ currently blocks the driveway to my back yard. The previous owner of the house agrees that he should not have built it right there. But, it is what it is.

So if I move everything into the 13x17, I gain roughly 100sq’ of space. Not huge by any stretch, but it is 100sq’...

PROS:

This will allow me to finally move that shed to a new spot in the yard, and gain driveway access. Most importantly, this allows construction access to my back yard for the garage build.....

I gain 100sq’

Connected to the house, so even on rainy days, I can go in and out of my “shop” comfortably.

CONS:

Complete opposite side of property where a solid chunk of concrete is.

By front door, so if I pull a car in to work on it, it’s by my FRONT DOOR haha

South side of front yard. Sun BEATS DOWN on this side.

No amount of considerable shade. Only partial awning and a crepe myrtle tree...

Loss of rental income. I don’t depend on this income to live, but it IS nice having the extra income...

Connected to house, so any fumes will waft in....

What say you guys?

Hang-on.. You charge someone money to live in something that you don't even want to wrench in?!

Sounds like the right thing to do all around is not rent that sweatbox out move your shed to facilitate your future build.

When I say that it is the southern exposure and HOT, I mean the yard. The room itself is the best insulated of the house. IG windows, even the sliding glass doors are IG units.

Doesn’t NEED AC most of the time, but it’s there. Tile floor helps keep it cool. It also has a built in heater for winter. It is actually WAY nicer than the rest of the house haha.

And I DO want to use it as the shop, but don’t want to ruin it for future use... as it is, it is very nice. Just dirty, right now... I can see myself building motors in it. But I’d rather have an actual garage/shop....

I guess the main issue being the lack of concrete in this part of the yard, to comfortably work on something I would pull a motor or trans out of....
